A listing agent called me this week to thank me for something I thought was pretty normal: Actually showing up with my buyers.

Out of 22 buyer groups that toured the property, only two agents attended the showing with their clients. $1 million property.

One of the biggest features of the property was a large outbuilding that housed expensive vehicles and personal property. Because I was there, my buyers got access, answers, and the full picture.

Whether you’re buying or selling, ask your agent:
• Will you be at my showings?
• Will I work directly with you?
• When big decisions need to be made, will you be there?

Real estate isn’t just opening doors. It’s being present when it matters. Choose an agent who shows up.

Congratulations to my friends Ashley and Aaron on the purchase of their new home in Gilford, NH!

When their landlord made the decision to end their lease early and sell the home they were renting, life threw them a pretty serious curveball. So, we got to work.

After a few days of showings, strategy, and quick decision-making, we found them a great home in the town they were hoping to stay in. Not every real estate move starts with perfect timing, but with the right people in your corner, big goals can still happen fast.

I’m incredibly proud to have helped a longtime friend take this next step, and I’m grateful for the trust Ashley and Aaron placed in me to guide them through it.

A big thank you to my partners at Lighthouse Title & Closing Services, LLC and Matt Murray APEX Mortgage Lending LLC for helping get this one across the finish line and staying flexible when we needed it most.

Life does not always give you the perfect setup, but having a plan matters. If you are facing a sudden housing change or thinking about your next move, let’s talk before the curveball gets thrown.

Happy June everyone! Remember, since bike week is close, the state is going to be jamming as many project in over the next couple of weeks in preparation for the upcoming season. 93 North and Southbound will be impacted, of course! Here's a schedule of events that should help.

Daytime lane closures are planned on I-93 in Northfield and Tilton from Tuesday, May 26 through Friday, June 12.
Work will include milling and paving on both northbound and southbound lanes. Northbound work will take place 5 AM–3 PM and southbound work 8 AM–4 PM. Intermittent ramp closures at Exits 19 and 20 will detour traffic to Canterbury or Sanbornton exits.
Please drive alert, follow posted signage, and expect delays in the area.

Yesterday was a BIG day! Chris and Lindsey have been good friends for years and I'm proud to be in their corner for their big life moves. From talking cars and doing ride days, to purchasing their first home, marrying them in the back yard during covid, to selling that seeing them off to Atlanta. I'm so glad they moved back to New Hampshire and even happier they chose Bow as their new location.

Congrats guys, and thanks again for the years of friendship, trust, and fun! Here's to the next chapter.

Everybody keeps waiting for the “perfect” interest rate. Meanwhile, well-priced homes are still going under contract fast, and buyers sitting on the sidelines are watching the homes they actually wanted disappear.

Here’s the reality: You can refinance a rate later. You can’t magically buy back the house you missed.

The buyers winning right now aren’t necessarily the ones with the lowest rate…
They’re the ones who are prepared, pre-approved, and ready to make smart decisions when the right property hits the market.

A good house in the right location that fits your lifestyle long-term will almost always matter more than trying to perfectly time the market. To be honest, trying to perfectly time the market usually just creates stress and missed opportunities.

The goal isn’t perfection. It’s positioning yourself to make a smart move when the right opportunity shows up. If you want to talk strategy instead of headlines and hype, shoot me a message.

Some people are celebrating tacos and margaritas…I’m celebrating new keys, new homes, and some pretty great clients along the way. (okay, a margarita too!)

Real estate doesn’t have to feel stressful or complicated. When you’ve got the right plan (and the right people around you), it can actually be a pretty good time.

If making a move has been on your mind, maybe this is your sign to finally taco ‘bout it. Shoot me a message and let’s map it out.

Selling a home isn’t just about price or square footage. It’s about how it feels the second someone walks in. Buyers (and definitely their agents) are paying attention to the small stuff… whether they realize it or not. And those details quietly shape how they view the entire home.

When a place feels cared for, it builds trust fast. And trust turns into stronger offers. That’s the difference between a listing that sits… and one that moves.

If you’re thinking about selling, there are a few simple ways to give your home an edge before it even hits the market.

Want your home to stand out right away? Message me or post in here and I’ll walk you through exactly what I’d focus on.

Spring is a great time to list.
Homes show better, buyers are out, and things move. But here’s what quietly holds some homes back…They very often feel too personal.

I get it—your home reflects your life. But, buyers need to picture themselves there.

Where it goes sideways:
• Too many personal photos
• Bold or niche décor
• Overly customized rooms

They stop seeing the home… and start seeing how you live there, which may not work for them.

The goal isn’t to make it boring—it’s to make it easy to step into, and a few small tweaks can make a big difference.

Thinking about selling this spring? Let’s build the plan before you list.

Gilford 🤝 Under Contract
Bow 🤝 Under Contract

I may spend a lot of my time coaching and building behind the scenes now, but helping people buy and sell will always be the part I love most.

Service isn’t a strategy—it’s who I am.

If you’re thinking about making a move, let’s connect.

The biggest mistake I see buyers make right now? Thinking the home search starts online.

Scrolling Zillow isn’t strategy… it’s entertainment. Real strategy starts before you ever look at a house.

It starts with:
• Knowing your numbers (not guessing)
• Understanding your monthly comfort—not your max approval
• Having a game plan for when the right home shows up
• Getting aligned with a lender so you can actually move

Because the truth is… the best homes don’t wait for you to “figure it out.”

The buyers who are winning right now aren’t the ones looking the most—they’re the ones who were ready before they started. If you’re even thinking about making a move, let’s build the plan first. Then we go shopping.
