As a real estate agent, there are many things that first-time home buyers should know before purchasing a home. Here are five important things to keep in mind:

🏠Determine your budget: Before you start looking for homes, it's important to know how much you can afford. Take a look at your income and expenses, and consider all the costs associated with home ownership, such as mortgage payments, property taxes, and maintenance.

🏠Get pre-approved for a mortgage: Getting pre-approved for a mortgage will give you a clear understanding of how much you can borrow and what your monthly payments will be. It will also show sellers that you're serious about buying a home.

🏠Work with a real estate agent: A real estate agent can help you find homes that fit your budget and needs, and can guide you through the home buying process. They can also help you negotiate a fair price and navigate any issues that may arise.

🏠Consider the location: The location of your home is just as important as the home itself. Consider factors such as commute times, school districts, and neighborhood amenities when choosing a location.

🏠Don't skip the inspection: Before you buy a home, it's important to have it inspected by a professional. An inspection can reveal any issues with the home that may not be apparent during a showing, and can help you avoid costly repairs down the line.

By keeping these five things in mind, first-time home buyers can make informed decisions and feel confident in their home buying journey.

Tax season can be a stressful time for small business owners, but with proper preparation, it doesn't have to be. Here are some tips for getting ready for tax season and making the process as smooth as possible.

1. Keep accurate records THROUGHOUT the year. This includes keeping track of all income and expenses, as well as any deductions that may be available to you. Having accurate records will make it easier to complete your tax return and avoid any potential mistakes.

2. Understand the tax deductions and credits that may be available to you. As a small business owner, there may be deductions and credits that you qualify for that you are not aware of. These can include deductions for business expenses, home office expenses, vehicle deductions, and employee benefits, among others.

3. Hire a tax professional! While it's possible to do your own taxes, hiring a tax professional can save you time and money in the long run. They can help you navigate the complex tax laws and ensure that you take advantage of all available deductions and credits.

4. File your taxes on time. The deadline for filing taxes for most small businesses is typically March 15th, but if you need more time, you can request an extension. However, keep in mind that an extension only gives you more time to file your taxes, not more time to pay them.

5. Plan for your taxes in advance. One way to prepare for tax season is to set aside money throughout the year to pay your taxes. This can help to ease the financial burden when tax season rolls around.

6. Be prepared for an audit. While no one wants to go through an audit, it's important to be prepared in case it happens. This means keeping accurate records and being able to justify any deductions or credits that you claim on your tax return.

Tax season can be a stressful time for small business owners, but with proper preparation, it doesn't have to be. By keeping accurate records, understanding the tax deductions and credits that may be available to you, hiring a tax professional, filing your taxes on time, planning for your taxes in advance, and being prepared for an audit, you can make the process as smooth as possible.

Remember, it's always better to be proactive than reactive when it comes to taxes.

Truth: This holiday season, all bets are off when it comes to selling and the holidays. Here's why.

According to Realtor.com, active listings are still 44% lower than the pre-pandemic 2017-2019 average. That means the market is playing catch up to buyer demand, holidays or not. Here are a few more pros and cons to selling around the holidays:

Pros:

- Serious buyers
- Less competition
- Holiday staging

Cons:

- Fewer buyers
- Hard to stay “show-ready”
- Slower closing timeline

If you’ve thought about selling but wonder if you should wait-call me and lets discuss!
