Lafayette, LA home buying story: we were short $51,000… until one detail changed everything.
One of my clients found a property that checked the big “upsizing” boxes: more space, more land, and room to breathe.
Then the appraisal came back $51,000 under our contract price.
Most buyers think that’s the end of the road or that they'd have to come up with a huge gap out of pocket. But the report had a major issue: the appraiser missed the barn on the property.
We requested an ROV (Reconsideration of Value) and made sure the appraiser had what they needed to re-review it correctly.
Appraiser went back out… and the value came in not only corrected, but higher than we expected. My buyer got instant equity and got to keep moving forward with confidence.
