Think home sales around Lafayette have slowed down? Check out the stats below to find out what's going on.

Home sales volume in Lafayette Parish are stronger right now than most people think.

• Lafayette Parish had 333 home sales this May. Only one month since August 2022 has come in higher than that.

• The market is busier than a single month makes it look. Over the past year, total sales are up about 8% from the year before.

• We are also right in line with where things sat before the
pandemic. The big numbers back in 2021 and 2022 came from record low interest rates, so they were never built to last. Activity has leveled off to a steady pace.

Data from six Acadiana parishes shows a clear relationship between list price strategy and time on the market. Properties that reduce list price after initial marketing typically remain available longer than those that do not.

Key insights from the data:

1. List price changes and market time

-Properties listed and later reduced show higher average Days on Market than properties that hold original list price.

-The largest share of fast sales falls in the 0 to 14 day group when list price is not changed.

2. List price trend by parish

-Over recent months, more properties close at their original list price than in early 2025.

-The shift varies by parish. Lafayette, Vermilion, and St. Martin show the largest increase in sales closing at their original list price.

3. Sales to list price ratios by price group

-The widest percentage variance from original list price occurs in the $0 to $150,000 price group.

-Variance narrows as price groups increase. Properties priced above $750,000 show less list price movement before closing.

4. Ratio interpretation by parish

-Lafayette shows the highest Sales to List Price Ratio among the six parishes.

-This ratio can reflect buyer demand, supply levels, and list price strategy, not only pricing accuracy.

374 homes sold in November. This is a 16% decrease from October 2025 and a 12% decrease from November 2024.
Homes spent an average of 75 cumulative days on the market, which is a slight improvement from the previous month and the same month last year.

💰 Pricing Overview

$267,000 average sold price, showing a slight increase.
$235,000 median sold price, indicating that the middle of the market remains strong.
