What a fantastic day at Sea Canyon's 15th Annual Community Garage Sale!

A heartfelt thank you to everyone who participated, shopped, volunteered, and helped make this year's event such a success.

One of the highlights of the day was seeing the growth of our young entrepreneurs. Last year, we had just two kid-run stands. This year, we had 11! From crafts, succulents, cookies, baked goods, lemonade, matcha, and cotton candy to other creative offerings, these young business owners worked hard and were a huge part of what made the event so special.

It's always rewarding to see neighbors connect, families come together, and our community support one another. What began 15 years ago as a neighborhood garage sale has become a tradition that continues to grow and bring people together year after year.

Thank you to everyone who came out to shop, support the kids, and spend the morning with us. We appreciate each and every one of you and are already looking forward to next year!

The Dana Point market isn’t slow—but it is more selective.

Over the past 60 days, about 31% of homes required a price reduction before selling.

That’s not random.

It’s a signal that buyers are active—but highly focused on value and pricing.

What we’re seeing right now:

Homes priced correctly are still moving
Homes that miss the market are sitting longer
And once reductions happen, leverage begins to shift

Dana Point market update for March.

There are currently 91 active listings with a median list price around $2.6M, and 29 homes pending.

That pace represents roughly 3–4 months of housing supply, which places Dana Point in a balanced market.

Homes are averaging 126 days on market, compared with 67 days across Orange County and 151 days in the broader luxury segment.

Demand has recently increased about 19%, yet the market remains price-aware.

In January, 66% of Orange County homes sold below their original asking price — a reminder that preparation and pricing strategy continue to determine outcomes.

For sellers entering the market this spring, positioning matters.
