🏡 As a buyer, here are things you should be prepared for when purchasing a home that most Realtors don’t always fully explain upfront:
💰 Earnest Money Deposit
This is your “good faith” money to show you’re serious about the home. It’s usually due quickly after your offer is accepted and is held in escrow.
🔍 Home Inspection
A professional inspection checks the condition of the home (roof, plumbing, electrical, etc.). This can uncover issues you may want repaired or negotiated.
📊 Appraisal
Your lender orders this to confirm the home is worth the price you agreed to pay. If it comes in low, it can affect your loan approval or require renegotiation.
🐜 Termite Inspection
In many areas (especially AZ & CA), a wood-destroying pest inspection is common. It checks for termites and structural damage they may have caused.
💡 Bonus tip: These are all normal parts of the process—so don’t be surprised when they come up! Being prepared = smoother closing.
