I came across this during a resale home inspection in Parsippany recently. Unlike a new build, older homes often have "updates" or maintenance oversights that can lead to mechanical nightmares for your AC condenser.

In this case, the dryer was venting directly next to the AC unit. Over the years, that condenser has been sucking in lint like a secondary vacuum, creating a "blanket" over the cooling coils.

For a resale buyer, this means: ✅ Hidden Damage: The AC unit might look fine, but its lifespan has been slashed. ✅ Efficiency Loss: Expect much higher electric bills during those humid NJ summers. ✅ Repair Risk: A clogged condenser leads to compressor burnout—a massive expense you don't want right after closing.

The Craftsman Tip: If you're buying a resale home, check the distance between the dryer vent and the AC. They should be at least 6 feet apart. If they aren't, a deep coil cleaning is mandatory to save the unit!

🛑 HIDDEN IN THE BASEMENT: A $2,000 builder mistake found just in time.

Body: You’d think a brand-new home would be "plug and play," but we just found this during an 11-Month Warranty Inspection right here in Morris County... and it was INSIDE the house. 🏠🔌

Take a look at this photo. That’s the Service Entrance (SE) Cable—the main line carrying power into the home. We found the outer sheathing was severely damaged during the original construction.

The Danger: Because this damage was inside, it’s a massive safety concern. Damaged insulation on a high-voltage main line is a direct fire hazard. It’s not something you’d notice while moving boxes into your storage area, but it’s something that can have devastating consequences.

The "Warranty" Save: If this homeowner hadn't called Craftsman Home Inspection Services, this hazard would have stayed hidden until it caused a failure—likely long after the builder’s warranty expired.

Instead, our report is forcing the builder to bring in a licensed electrician to fix it on their dime, not the homeowner's.
