It's officially fall in North Texas, and around here, fall comes with its own set of rules. 🍂🤣

The calendar says fall, which means it's time for pumpkin spice, mums on the porch, and Friday night football. Of course, we are also checking the weather multiple times since it can be 55° at breakfast and 88° by dinner! 😅

As a REALTOR, fall also means pretty porches, slightly less sweaty showings, and buyers that can imagine actually sitting by the cozy fireplaces they see. ☕🏠

The market tells us what buyers are willing to pay. My job is to listen and price the listing accordingly.

The goal? Price it right from the start. The right price creates more interest, more showings, and more opportunities for offers.

Mounted TVs, custom curtains, that dining room chandelier, the fridge in the garage???

These are exactly the kind of things that spark disagreements between home buyers and sellers. 😡🔑 And it's usually not because anyone's trying to be difficult, but being unclear can cause confusion.

The general rule of thumb is that...

🏡 anything permanently attached to the home is considered a fixture, and fixtures stay with the house unless it's specifically written into the contract that they won't.

🪑anything that's not attached and can be removed without damaging the home is considered personal property, and that stays with the seller unless it's specifically included in the offer.

If there's something you want to keep, or something you're hoping stays, the safest move is to spell it out in writing before it ever becomes a disagreement!
