Banks will tell you what you qualify for. That's not the same as what you should spend.

The buyers I've seen stress the least after closing aren't the ones who maxed out their approval. They're the ones who got honest with themselves about what they could carry comfortably — accounting for real life. Savings goals. Car payments. Vacations. The random Tuesday where the water heater goes out.

Affordability on paper and affordability in real life are two different things. The gap between them is where most buyer regret lives.

There’s a lot of talk in the news about affordability and mortgage rates right now, but here’s what almost no one is talking about.
Yes, mortgage rates have been inching up these past few weeks. But it’s still more affordable to buy compared to buyers who made a purchase last year.
Even now, the average monthly payment is about $300 lower than it was just a year ago.
So, while rates have shifted lately, the opportunity to buy hasn’t gone away.
