We have had the best time in London. The food...so, so, so much food, the sights, the shopping, the shows, everything has been fantastic. Okay, not everything. The coffee here is s**t and I can't take it. Beyond that, everything else was amazing.

To get to see onstage in The Devil Wears Prada and then the next night see in Good Night, Oscar was such a treat. Two phenomenal actors at their best! London theater is simply a level above.

Now, it's time to head home to our babies and real life. I guess September is finally kicking in for us, too, and work and reality await our return.

Many people are waiting to buy a home until mortgage rates drop. But will that even happen? And if so, when?! According to the latest forecasts, it will happen, but likely not by as much as many people want.

The good news? Even if they rates don't decrease, there are still affordable ways to buy a home.

✔️Mortgage buydowns allow you to pay an upfront fee to lower your mortgage rate for a set period.

✔️Adjustable-rate mortgages - These often start with a lower rate for the first few years of the mortgage. ARMs got a bad reputation during the 2008 crash, and the criteria for them have significantly changed. Lenders will verify income, assets, and jobs to ensure the buyer can afford the mortgage at all levels.

✔️Assumable mortgages allow the buyer to simply take over the seller's current loan, with its existing rate. HOWEVER, it's important to make sure the loan qualifies for this.

February brings a fresh start, a sense of clarity, and focus heading into the spring market - buyers and sellers both gained momentum in February as the weather warmed and the sun appeared between weekend snowstorms; multiple offers have even returned for some listings, according to the Denver Metro Association of Realtors Market Trend Committee.

Let's look at the numbers!
🏡New listings were up 11.17% month-over-month and 13.81% year-over-year
📰3,516 homes went under contract
📈The number of pending homes increased year-over-year: 2.3% for attached and 23.27% for detached
⬆️The median sales price for detached homes is up 2.54% and 2.63% for attached homes year-to-date
🗓️The median days in the MLS fell by 12.50% month-over-month

The market as a whole for detached homes still represents a seller's market with 2.86 months of inventory, and the attached market is in the range of a balanced market with 4.76 MOl.

According to the Denver Metro Association of Realtors’ Market Trends Committee, the October market data showcases a tale of two markets.

In the first half of the month, buyers were lured back into the market by a brief break in interest rates. Leading up to the highly anticipated Fed rate cut, mortgage rates hit a 19-month low in September at 6.1 percent bolstering sales into October. However, with stronger-than-expected economic data throughout October, rates continued their upward climb, crossing the seven percent threshold by the end of the month. The swift rise in rates created a "pause" effect, amplifying the anticipated election-related paralysis among buyers in the latter half of the month. As such, the following data reflects a more optimistic picture of where the market currently stands.
