When I crawled under the home, I could definitely hear something! And the sound led me to it. Not sure how long it had been leaking, but that needed to be repaired QUICK!

Rainy days are the Best days for a !
While it may seem like an inconvenient time, it's actually a perfect chance to see how the home performs during these conditions. In the case of this home, there was an active leak in the roof! Without the rain, this might not have been found.

These days, the average life span of a water heater is around 15 years or so.

For the HVAC system to work properly, the conditioned air needs to be supplied.......AND Returned!
This return air plenum was completely deteriorated in the crawlspace, which means it was constantly cycling crawlspace air into the system.

Well, that's not good!
This vent pipe had become disconnected in the wall at some point and fell down below the roof level. That left an open hole in the roof!
This wasn't visible from the ground and the only way to know about it was to be on the roof or in the attic. The current owners probably didn't know about it either. This is evidence that a is important and valuable, especially when you're purchasing!

Thermal Imaging sure helps out sometimes!
I always check around chimneys for leaks, especially when there's not a cricket installed. On this one, there was a light stain on the ceiling above the fireplace, and the moisture meter showed a slightly elevated moisture level. The thermal imaging camera did a really good job of showing this active leak!
When roof water runs into a chimney, I always recommend a cricket be installed. It's better to have water run around the chimney than to have it run right into it!

Floor Insulation!!

If your home has a crawlspace AND your floor is insulated, it's extremely important to make sure the insulation is installed correctly!
Floor insulation should be installed with the paper facing upward toward the home and the insulation material facing down toward the crawlspace. This paper facing is a moisture barrier that keeps condensation away from your floor structure.
If the moisture barrier is facing down, this can allow condensation to accumulate in the insulation material. This dark, humid area creates the perfect breeding ground for mold, mildew, and fungi! Your home could also suffer from water damage, weakening your floor and contributing to structural problems over time.
Unfortunately, I see a lot of floors insulated the WRONG way, as was the one in the pictures! I hope you find this helpful in keeping your home and your family healthy!
