🏡 BUYING A NEW CONSTRUCTION HOME? DON’T SKIP THESE 4 INSPECTION STAGES!

A brand-new home doesn’t mean everything is perfect. One of the smartest things you can do as a new construction buyer is understand when inspections should happen.

🔨 1. Pre-Pour / Foundation Inspection
Before the concrete slab is poured, important foundation preparation, plumbing, drain lines, and underground components may still be visible.

🧱 2. Pre-Drywall Inspection
With the walls still open, an inspector may be able to identify issues involving electrical, plumbing, HVAC, structural framing, and more.

🔑 3. Final Inspection Before Closing
Even a brand-new home should be independently inspected before you close.

📋 4. 11-Month Warranty Inspection
Before your applicable builder warranty period expires, another inspection can help identify issues that may need attention.

The key is timing. Once concrete and drywall cover certain components, some issues can become much harder to identify.

The cost of a home inspection is very small relative to the value of the home being inspected.

To paint or not to paint, that is the question. If the gas supply company paints the gas meter and all of the supply lines, then don’t you think the builders, with brand new construction, should do the same? Does it not offer an additional layer of protection? Let us know what your opinions are. “ Please do better “

I mean, what are we doing here builders? If you are providing a home to your buyers that has more than $800,000 in value then don’t you think you should take the time to address the foundation? No, of course, not, let’s just cover it up with mulch and provide no gutters.
