Tampa Bay sellers: the market is not punishing every home. It is punishing homes that miss the mark. πŸ“
Buyers are still looking, but they are sharper now. They are comparing price, condition, insurance risk, monthly payment, HOA/CDD fees, and how your home stacks up against new construction. πŸ“ˆ
⚠️ The biggest mistake is pricing like it is still a frenzy market and then blaming "bad buyers" when showings slow down.

Tampa Bay buyers: "Is now a good time to buy?" is not the best question. πŸ“
A better question is: "Can I buy the right home with a payment, inspection risk, insurance cost, and closing plan that actually make sense?" πŸ“ˆ
That is where most buyers get in trouble. They focus only on the list price and ignore the full monthly picture.
⚠️ A lower price does not automatically mean a better deal. If the payment is still uncomfortable, the insurance is high, the roof is near the end of its life, or the HOA/CDD fees are heavier than expected, the "deal" may not really be a deal.
Example: a $20,000 price drop sounds great, but if your monthly comfort zone is $2,700 and the real payment lands around $3,050, the math is telling you to slow down.
βœ… Do this instead: set your max monthly payment first, then shop backward from that number. After that, compare homes by total cost, condition, insurance risk, neighborhood fit, and resale strength. πŸ”
