Tampa Bay sellers: the market is not punishing every home. It is punishing homes that miss the mark. π
Buyers are still looking, but they are sharper now. They are comparing price, condition, insurance risk, monthly payment, HOA/CDD fees, and how your home stacks up against new construction. π
β οΈ The biggest mistake is pricing like it is still a frenzy market and then blaming "bad buyers" when showings slow down.
Example: if similar homes are sitting, price reductions are showing up, and builders nearby are offering incentives, your listing has to create a reason for buyers to act now.

Do this instead: price with the current competition, fix the obvious objections before photos, and make the home easy to say yes to. π
