Wow!

Time really does fly when you are busy. I want to talk to you a little bit about finding people on line and conducting business with them. Sometimes, small independent service people try to make you think that “times are different, no one does business like that anymore.” Or “the industry has changed” or a dozen other lines that would lead you to not use common sense in the way you do business with them.

You should always use the same common sense handling methods of hiring anyone to do anything for you. Some examples that I learnt from the University of Hard Knocks.

Never give money to anyone or anything before you have verifiable information about them. If it is a lawn service, make sure you have their contact information, do not pay with cash unless you know them.
Require a written quote before starting. Nothing resolves misunderstandings like an agreement in writing. Lots of times customers have tried, and a few succeeded, in taking advantage of my services. Without a written agreement it is all hot air. Often times it works the other way also, the written quote is what the agreement is. If it doesn’t say what you want, if anything is not specifically stated you can’t demand it.

Make sure you get an invoice when you are done. These things may seem formal or a pain in the butt, but it only takes one misunderstanding to cost you thousands of dollars. My grandfather use to say “if you don’t respect money, money will leave you and go to someone else.”

Recently I tried to hire a mobile mechanic, they required a show fee. What? Don’t do it.

Anyway, on the business side, Banjo Property Services LLC is picking up to almost 50% capacity on our lawn service side. Irrigation requests are up as people are getting ready for the summer heat. Banjo Property Services offers discounted irrigation prices to our customers that are lawn service. Limited show charges; paying with monthly agreement payment; discounts varying from flat rates ($50.00 off all projects greater than $800.00) and special tree trimming rates. We take care of our customers in many ways.

Trouble Shooting your Irrigation system

The problem with trouble shooting irrigation is that there must certain things present to be able to test your system.
The first is water. There are a couple common sources of water for irrigation systems. When the area was young there was not any city water, so most people had wells, especially in places like Spring Hill, where for decades they didn’t have any city water. This is the cheapest over all way of watering your lawn since you are only paying for the electricity, which is not very much.
The second is city/county provided water. This water comes in from a connection, usually located at the front border of your property. It usually has a cover that says something to the affect that it is city/county water. That line should go to your house where it is tapped into with an irrigation line that runs to a cut off/back flow connection. This is so that you can cut the water to your irrigation system without it affecting the house.

The third is reclaimed water. Reclaimed water is water that use to be sewer water, it was purified and treated enough to work for watering. It is cheaper than city water, but it is not available everywhere. The county usually controls access, but sometimes deals are made with Home Owner Associations to control it. The good side of this is that it is cheaper and it doesn’t tap our water reservoir. The problem with it is that trouble shooting requires checking it when there is water pressure. So service only happens when the irrigation companies schedule and the counties water scheduled availability come together. Otherwise it is a pretty good way to go if there is access to it where you live.

Without pressure, it is impossible to tell how much damage there is without fixing things as you find them. So if zone 2, along the side of your house sprayers aren’t coming on because there is a break in the line; we repair the break in the line and we find that 2 of the sprayers don’t work. We replace the sprayers and discover another small crack in the zone at the end. This is a very normal scenario in this business. So my point is that you should know that there is an excellent chance that there is more wrong than what you are seeing with your irrigations system. We are limited on how much we can tell before we start.

We are happy to take a look at your irrigation system and tell you as much as we can without actually repairing it for free. Irrigation systems that leak water, cost you money; water bill, erosion, fungus and other problems. Take care of your system the moment you notice there is a problem. Even if you don’t notice a problem, it is still free 😊.

Hello!

I apologize for not writing more often. There is a direct link between busy and time to post on Facebook. Life never stands still! Since my last post BPS (Banjo Property Services), we have more than doubled our lawn service customer base. Thanks to hard work and being blessed more than we deserve, I am busier than a one-legged man at a p**p kicking contest!

BPS held our first real Board of Directors meeting Tuesday evening (3/25/26). Beth, took notes as secretary. We discussed a variety of things. As CEO, I would like to find more good minds to serve on the board of directors. I am the largest stock holder, without a Board of Directors, I rule!!!! I am willing to give up my status as “sole ruler” to bring in solid business experience. Banjo Property Services is an example of American free enterprise, though it wasn’t free. It was started with just a push mower, 2 years ago to a multi-service business. It has a long ways to go, to become a big, successful business. It has been a combination of good advice, help from unseen corners (God), and surrounding myself with people that are truly great minds and hearts! I am always looking for someone to add to the team.

Banjo Property Services stock is now worth about .50 a share, which is 50 times more than it was 2 years ago!
A 100 times more valuable than the penny stocks I traded last year 😊

Hello my friends!

Much has happened since my last post. The West Side Seventh-Day-Adventist Church has ironed out their payment system, I hope. They are great people and I am honored to help them and God at the same time! Life is great!

Our old friend and business associate, Bonz from Bonz Unlimited helped us with a job the other day, it was good to have them here and see old friends like Dillon again. They did a great job for our customers of cleaning the debris along the waters edge and trimming a Jacaranda. The customers where very happy (there were 3 together).

Spring is here! That was some two weeks of cold. I actually had to buy a couple pair of blue jeans. But winter has passed. It is time to replace the flowers and shrubbery that was killed by the cold weather. Now is the time to sod your yard, before the HOA knocks on your door. Happy New Year to all my customers, associates and pretty much anyone who was smart enough to read this post.

It has been a great year! Lots of hard times and lots of great times too. As usual, I have been blessed way beyond what I deserve, circumstances that can only be described as a miracle or blessing; have led to an even greater year!

Since the storm last year, I will no longer use its name in an attempt to let that fade into the past, I lost about half of my lawn service work.

Through the year I was able to build and improve our commercial accounts and new residentials, including a new church and new customers in the land o lakes area as well. We added Dillon to the team along with his lovely and sharp wife, Destiny, but sadly they have made plans to leave the area. The loss on both a personal and business basis is great. Dillon if you ever want join the team again let me know. But the lawn service stands still for nobody, including me.

Progress has been made in the property management department. We have added several new accounts and look forward to pressing forward with that in the near future. I am blessed to be talking to a good man and friend about possibly adding a new property in the early part of this year.

Although I have skipped over much, I will get to the end of the year when both circumstance and generosity made for the addition of more than $18,000.00 worth of real assets for the lawn service. This could only have happened through God and the generosity of great people!

Thank you God, for such a great year and being blessed far beyond what I deserve!
God has given me a great return on simply trying to be a good person and hard work.

In the upcoming year, Banjo Property Services looks forward to expanding both properties to manage/own, the Irrigation department as well as fencing and lawn service.

By focusing on people that need someone that is flexible enough to help them get that property into an income property and constantly reminding myself that I am always looking for friends as well as customers and staying focused on the long term results of my Property Management Customers.

It is important to remember that Banjo Property Services LLC is not your typical business. It is a business that has started with nothing two years ago and has gradually grown and evolved into a business that that will support families and hopefully someday buy me a vacation somewhere. That is just the early goals 😊.

Hi Everybody

It’s been a very productive week for BPS Lawn by using good old fashion going door to door, passing out flyers and saying hi to my nearby neighbors we have added an irrigation job, a monthly customer and a request to give a quote at a Seventh-Day-Adventist Church. Coincidentally, I was raised Seventh-Day-Adventist, I am the only one that I am aware of that doesn’t still go to church. That’s nothing to brag about.

I am very blessed in spite of my not following as closely to my childhood up bringing as I should. I consider it a blessing that the good lord brought me this opportunity in the first place. I hope that I step up to the plate and take advantage of this opportunity to give back to the church. I owe much to the church and will always be grateful for their help with raising my daughter along with all the other good stuff 😊.

We need more success with Sisterly Clean, which if you haven’t been keeping up with Destiny’s posts, I am guilty, Sisterly Clean has now become Pristine Clean with a new look and new business cards. I am not a huge fan of changing names, but sometimes it has to be done. I think it needed to be done. It is still the same business, still the same family just Pristine Clean.

Fortunately, it has been a slow season for storms. I am going to go out on a limb and say it is over. After a horrific season last year, it is wonderful to enjoy this beautiful weather. It is an excellent time to get some of those around the house things done. We call it the Honey Do list, we are experts at that list. They are important things that need to get done. Most of them are not fun, many of them require more experience than most have. But we the unwilling, driven by the need to save money, will now attempt to add four feet to your driveway so that you can get another car off the street. That’s where we come in 😊.

Hello!

Life is great!

Banjo Property Services continues to grow in very real ways. We recently added Dillon Marler to our team to be our Field Operations Manager, huge title eh! Seems like he should get a parking spot or something. Not. He’s a great addition and over the last 3 weeks he has done a very good job of grasping the customer accounts and what they each need, as well as made several mechanic improvements, I love that because it is usually me having to do that. Dillon has now recruited Kayla. I have great faith in Kayla, we will see if she can handle the heat out there! It’s not easy work.

I want to take a moment of reflection, to remember and honor a former employee/friend and his family, which I knew well, Phil. His significant other Rain, she was feisty, but there was no better person to have by your side in times of trouble. Phil and Rain had a little girl named Karma and a son named Phil Jr or PJ. Phil and I worked together and I had big plans for him. I gave 100 shares of Banjo Property Services LLC to Karma and PJ as a gift. Shortly after that the entire family was killed by crazed a….hole, that shot them with those 3-d printer guns. My heart still remembers.

In their honor, I am giving 100 shares to every members child, however many that is. Who is eligible? Every person that works with BPS and extended family. The child must be under 10 years old. So Beth my right hand in life, her sons children are eligible; Dillons children are eligible; Tony’s Arianna is eligible (she’s too cute!). They will also receive an additional 50 shares a year for free, until they are 10; then they can pay like everyone else!
I am also giving 10,000 shares to my righthand person, Beth Moyer. She has helped me organize the business, we bounce ideas off each other’s heads and then snuggle all night. I couldn’t do it without you Beth. There are some conditions on the stock, so talk to me.

I am thinking that this should make the shareholders meetings a lot more interesting!

The value of the stock is not very much, after doing penny stock trading I realized my stock is worth a lot more than some company’s! That said it is, I am hoping, an investment in their future. If we do well our children will benefit. Seems like a smart idea to me. I am making available for sale regular stock of the company. Sorry I haven’t been keeping up with posts, life has been very busy for me. The rain has me behind on lawn accounts and rentals are behind on their rent! It’s always something!

I would like to say that I am very grateful to the big guy in the sky for the quiet hurricane season so far this year. It’s nice to let someone other part of the planet worry about that, right? Well, the season isn’t over. We all remember last year all to well.
The name of the “game” is be prepared. Do all the things most of the local weather agency’s recommend; I say most because common sense is always a good thing. If you are in a flood area, make sure you have some place to move your car and/or toys like motorcycles and what not 😊. Have a “standing plan” with friends or relatives in the area that you can stay with. Leaving the area can be worse than staying. If you know someone that lives on “high ground” then you should talk to them in advance, leave some stuff there now, why wait? I don’t know anyone that can afford to flee the city every time the weather man says you need to. That’s where friends and family are huge. If you don’t know anyone that fits that description have some getaway places ready and don’t wait until the last minute to leave; leave a couple days ahead so that you can beat the traffic jam that is sure to happen.

Get a couple good coolers and keep a bag or two of ice. Make sure that your grill is fully operational with gas or coals. Stock your refrigerator with stuff like steaks, hamburger, hot dogs…. Things that are easily cooked with out electricity. Make sure you have plenty of plastic eating utensils.

Make sure you have a can opener.
Of course, your safety is the most important thing followed by a close second with your pets. After that it is all about your home; its safety, integrity and the precious memories stored inside.

There lots of things you can do to storm proof your house and protect your property. Here’s a couple suggestions that we do here at BPS it is not meant as a complete list, your situation is very individual. All that said, let’s get started.

If you have a swampy yard after a big rain, you might want to consider draining that to the street or a Drainage Retention Pond. Poor drainage can cause a variety of problems including but not limited too;
Fungus in your grass Frogs
Snakes Ants
Inability to mow Mosquitos
Kill plants Limit access to your property

Usually installing a drainage system is relatively cheap and once installed is good for a long time.

Window Guards – these come in a variety of either self-made or kits. Storm kits etc.

Check roof for loose tiles and/or leaks. You want to find and repair those now. The storm will always find the weakest link.

Clear away any tree branches that could fall and harm your house, car or people. Now is the time to remove that tree! Not when it is laying on top of your house!

Hi to everyone that reads this!

It’s a beautiful day in my neighborhood 😊

Des has been doing a great job with Sisterly Clean and picked up a couple new cleaning accounts. Bonz has had a hard week, I hope things pickup for you. It’s easier to say that than it is to do.

That said, I would like to explain a little clearer what it is that Banjo Property Services does. We help people improve their property. For people that have experienced problems, whether it is from hurricane season last year or maybe they have a mobile home they need to renovate so they can rent it out; maybe you need a Tiny Home for your mother-in-law; I could go on and on. Banjo Property Services will work with you on financing and help provide you with suggestions and idea’s.

It’s a beautiful day for some one to find God!

Now about work!

The hurricane season started a month and a half ago and we have been fortunate, everyone else has gotten the storms. But the season isn’t over. This is the time to trim up or remove that tree you have been worrying about. Hi everybody!
It’s a beautiful day to be a live and in America!
God damn it, I love this country!

That said, I would like to bend your ear for few minutes about using Craigslist for finding service providers and advertising on Craigslist. I have used Craigslist for many years now and I still do. However you should be aware of a few things about it.

It is not regulated very much. Although, the way advertisements are posted is regulated, customer responses are not so much. As a business owner I want direct contact with anyone responding to my advertisement, as quickly as possible. So I will include my phone number and email in the advertisement. This however means that you don’t have any screening of responders. You might think, why do I need to screen people who are responding to your ad? Well, there is a certain percentage of people, I like to group them together and label them “idiots”, who will use your advertisement as a way to get a variety of things and lots of times nothing at all; they just wanted to “f…. with me”. This is the Phishing group, that want me to give them information or lure me into some scam. By using standard business practices and sticking to them, you can eliminate many problems. What I mean by that is some simple stuff like; never schedule work or purchase materials until the payment is in your hand and cleared at the bank. Do not accept over payments with requests to do something for them, they “trust you”. Trust me, don’t do it.

Every person interested in my advertisement, should have lots of questions, it’s what you are suppose to do right? But some people will ask nefarious questions like recently I got “Can I pick the clothes they wear?” for the ladies in Sisterly Clean. Don’t be an idiot, get a ho**er, they will be glad to do your dishes and cook for you too! Why would you ask me that?

Because you are an idiot.

As a customer searching for a good service provider, many of us use craigslist but not all are equal. So asking questions is a good thing. Here’s a few good ones to ask when considering someone.

How long have you been in business? Here honesty is what you are looking for, in my opinion. Every business has to have its first customer. Certainly experience is important and in some cases, the most important thing, but a business that says it has been around for years and then you find through research, that they have only been around a few months. That’s a lie and should be treated as such.

Do you have references? I know everybody loves reviews, but let me tell you, reviews can be “managed”. Friends and family can write reviews for someone. Bad reviews can either not be posted or posted and removed a week later. My point is that reviews are not as good as getting a phone number and calling someone. Ask them some basic questions that matter to you.

How do you charge? Most business do not want to give too much about how much they would charge to do something over the phone, on the other hand many have flat rates. Even when you do not have flat rates it is fair to ask for a “general ball park”, since many people have no idea at all how much something like a driveway addition would cost. Knowing the general amount, could save everyone a lot of time and trouble.
I have not covered every possibility here, you can do that with your laptop and a Margarita, pool side.

I do want mention that it is hurricane season and it is easier and cheaper to prepare now. Check with us on how we can help you.
