Wow!
Time really does fly when you are busy. I want to talk to you a little bit about finding people on line and conducting business with them. Sometimes, small independent service people try to make you think that “times are different, no one does business like that anymore.” Or “the industry has changed” or a dozen other lines that would lead you to not use common sense in the way you do business with them.
You should always use the same common sense handling methods of hiring anyone to do anything for you. Some examples that I learnt from the University of Hard Knocks.
Never give money to anyone or anything before you have verifiable information about them. If it is a lawn service, make sure you have their contact information, do not pay with cash unless you know them.
Require a written quote before starting. Nothing resolves misunderstandings like an agreement in writing. Lots of times customers have tried, and a few succeeded, in taking advantage of my services. Without a written agreement it is all hot air. Often times it works the other way also, the written quote is what the agreement is. If it doesn’t say what you want, if anything is not specifically stated you can’t demand it.
Make sure you get an invoice when you are done. These things may seem formal or a pain in the butt, but it only takes one misunderstanding to cost you thousands of dollars. My grandfather use to say “if you don’t respect money, money will leave you and go to someone else.”
Recently I tried to hire a mobile mechanic, they required a show fee. What? Don’t do it.
Anyway, on the business side, Banjo Property Services LLC is picking up to almost 50% capacity on our lawn service side. Irrigation requests are up as people are getting ready for the summer heat. Trouble Shooting your Irrigation system
The problem with trouble shooting irrigation is that there must certain things present to be able to test your system.
The first is water. There are a couple common sources of water for irrigation systems. When the area was young there was not any city water, so most people had wells, especially in places like Spring Hill, where for decades they didn’t have any city water. This is the cheapest over all way of watering your lawn since you are only paying for the electricity, which is not very much.
The second is city/county provided water. This water comes in from a connection, usually located at the front border of your property. It usually has a cover that says something to the affect that it is city/county water. That line should go to your house where it is tapped into with an irrigation line that runs to a cut off/back flow connection. This is so that you can cut the water to your irrigation system without it affecting the house.
The third is reclaimed water. Reclaimed water is water that use to be sewer water, it was purified and treated enough to work for watering. It is cheaper than city water, but it is not available everywhere. The county usually controls access, but sometimes deals are made with Home Owner Associations to control it. The good side of this is that it is cheaper and it doesn’t tap our water reservoir. The problem with it is that trouble shooting requires checking it when there is water pressure. So service only happens when the irrigation companies schedule and the counties water scheduled availability come together. Otherwise it is a pretty good way to go if there is access to it where you live.
Without pressure, it is impossible to tell how much damage there is without fixing things as you find them. So if zone 2, along the side of your house sprayers aren’t coming on because there is a break in the line; we repair the break in the line and we find that 2 of the sprayers don’t work. We replace the sprayers and discover another small crack in the zone at the end. This is a very normal scenario in this business. So my point is that you should know that there is an excellent chance that there is more wrong than what you are seeing with your irrigations system. We are limited on how much we can tell before we start.

Irrigation systems that leak water, cost you money; water bill, erosion, fungus and other problems. Take care of your system the moment you notice there is a problem. Even if you don’t notice a problem, it is still free 😊.
