Each town offers a different rhythm, commute, and way of living. That is why I always tell buyers to start with the lifestyle first. Town matters, commute shapes the decision, and inventory moves fast.

And yes, for a lot of people, the dog factor is real. ๐Ÿพ Marin has so many great parks, trails, and outdoor spots that if your life includes your animals, that is absolutely part of the relocation conversation too.

A lot of buyers are helped by family with a down payment. That is not unusual. ๐Ÿก

What does cause problems is when the money shows up the wrong way, at the wrong time, with no conversation upfront.

If part of your down payment is coming from a parent or family member, your lender needs to know before the money moves. Paper trail matters. Timing matters. And yes, documentation matters. ๐Ÿ“„

A few things buyers should know:

1๏ธโƒฃ Tell your lender first
Do not wait until funds suddenly appear in your account.

2๏ธโƒฃ Keep the transfer traceable
This is not the moment for casual money movement.

3๏ธโƒฃ Expect a gift letter
Your lender will want documentation showing it is truly a gift, not a loan.

4๏ธโƒฃ Earlier is better
Last minute deposits create questions and extra underwriting.

5๏ธโƒฃ Do not assume โ€œitโ€™s familyโ€ makes it simple

If you are seriously considering spending $1.5M+ on a house, this is not the moment to be shy. Look closely. Check things. Ask questions. A pretty kitchen means very little if the house comes with expensive surprises. ๐Ÿ‘€

A few smart things buyers should absolutely be doing at showings:

1๏ธโƒฃ Turn on faucets and flush toilets
Check water pressure where it counts. Low pressure can point to bigger plumbing issues, and those are rarely cheap.

2๏ธโƒฃ Open and close the windows
If they stick, there may be more going on than old paint.

3๏ธโƒฃ Look under sinks, inside cabinets, and around toilets
Water stains, warped wood, and hidden leaks matter.

4๏ธโƒฃ Pay attention to the smell
If the house smells overly โ€œhelped,โ€ there may be a reason.

5๏ธโƒฃ Check your cell signal in different rooms
Dead zones get old very quickly once you live there.

Most buyers skip this, and they should not. The panel can tell you a lot.

Home away from home? Or office away from office? ๐Ÿš™ Either way โ€ฆ Wow! It has been a very busy 6 months in Marin County. We have sold 815 houses, an 11% increase over the first six months of 2025. And, 136 of those have been off market.
