SHORT SALES ARE ACCELERATING - GET THERE BEFORE THE CROWD!

A few months ago, we were telling agents that short sales were coming back.

They’re not coming back anymore. They’re already here! - And the opportunity is developing faster than many expected.

Short-sale activity is increasing. Serious mortgage delinquencies are rising. Foreclosure activity is climbing. More homeowners are discovering that once partial claims, deferred balances, HOA liens, taxes and selling costs are added up, the equity they thought they had no longer exists.

That creates a growing need for agents who actually know how to handle these situations.

And right now, there aren’t nearly enough of them.

That’s the opportunity.

Some agents are already learning how to turn this changing market into motivated sellers, salable listings, closings and income while most of the industry is still fighting over the same traditional listings and internet leads.

This is going to be a 3 - 5 year run for the agents who learn this business now and position themselves correctly.

I always enjoy attending the NADP conferences, formerly known as “REOMAC”. I’ve been involved with this organization and attending these events since 1995, and it continues to be one a great opportunity to meet with other professionals in the default, short sale, and REO industry.

The client turnout is always strong, and we’ve already scheduled several meetings on behalf of our members.

If you’re a lender, servicer, asset management company, investor, or industry partner attending NADP, I’d be happy to meet with you.

The full resources, tools, contacts, experience, and national network of the CSSE are available to help with problem areas, difficult markets, coverage needs, vendor issues, disposition challenges, or anything else where we may be able to assist.

If there’s an issue you’re trying to solve, a market where you need additional support, or simply an opportunity to work together, please reach out. I’m always happy to sit down, listen, and see how we and our members can be of help.

Looking forward to catching up with so many old friends, clients, and industry peers in St. Petersburg.

563,000 MORTGAGES ARE ALREADY 90+ DAYS DELINQUENT - BUT NOT YET IN FORECLOSURE.

That is the number every real estate agent and broker should be watching!

Once homeowners reach this serious a level of delinquency, catching up becomes almost impossible.

Some may be able to sell conventionally. Many will quickly discover that partial claims, deferred balances, HOA liens, taxes and selling expenses have eliminated the equity they thought they had.

Those homeowners need short sales to avoid foreclosure.

This is a substantial future listing pipeline - but most agents will not recognize it until the properties appear on public foreclosure lists and everyone begins chasing the same homeowners.

Smart agents will prepare now & know how to find them first!

40,277 FORECLOSURE FILINGS - REOs UP 42% YEAR OVER YEAR

The August foreclosure numbers are in, and the trend continues moving higher.

According to ATTOM:

40,277 properties had foreclosure filings - up 1% from July and 13% from last year.

25,894 properties started foreclosure - up 7% year over year.

5,794 properties completed foreclosure and became REO - up 22% in one month and 42% year over year.

That 42% increase in completed foreclosures is the number everyone in the distressed-property industry should be watching.

South Carolina, Nevada and Florida posted the nation’s three highest foreclosure rates. Florida also led the country with 3,189 new foreclosure starts, while Punta Gorda had the second-worst foreclosure rate among major metropolitan areas.

Texas recorded an extraordinary 1,835 completed foreclosures - nearly one-third of all REOs reported nationwide during August. (Texas has one of the nation’s fastest foreclosure timelines - so it always leads and sets the pace that the other markets then follow)

This is not another 2008-style collapse happening overnight. It is a slow-burning distressed-property cycle that continues building month after month.

Many homeowners will still have opportunities to avoid foreclosure through loan modifications, conventional sales, short sales and lender-initiated coordinated sales - but only if they receive qualified assistance early enough.

For agents and brokers, the message is clear: The business is changing!

The professionals who understand short sales, loss mitigation, foreclosure timelines, and REO will be the ones positioned to help these homeowners, and receive the business as the market continues changing.

THE DISTRESSED PROPERTY CYCLE ISN’T COMING...

IT IS ALREADY HERE!

UNDERWATER HOMEOWNERS MAY BE MUCH HIGHER THAN REPORTED.
ATTOM reports that 3.2% of America’s mortgaged homes are now “seriously underwater,” meaning the homeowner owes at least 25% more than the property is worth.
With approximately 51.7 million mortgaged homes in the United States, that represents roughly:
1.65 MILLION “SERIOUSLY UNDERWATER” HOMES
The situation is moving rapidly in the wrong direction:
• Seriously underwater homes increased from 2.7% TO 3.2% IN JUST ONE YEAR - an increase of approximately 18.5%.
• Underwater rates worsened in 33 states and Washington, D.C.
• Equity-rich homes fell from 47.4% to 41.1% in one year.
• The equity-rich share has declined for four consecutive quarters and is now at its lowest level in nearly five years!
But those numbers do not show the full problem.
ATTOM compares estimated property value with estimated mortgage debt. It does not deduct the 8% to 10% it can cost to sell a home - including commissions, title charges, transfer taxes, repairs, concessions and other closing expenses.
Consider a home worth $400,000:
• Mortgage balance: $368,000
• Paper equity: $32,000
• Selling costs at 8%: $32,000
• Selling costs at 10%: $40,000
This homeowner appears to have 8% equity. In reality, the homeowner may barely breakeven - or need to bring $8,000 to closing.
That means homeowners with mortgage debt equal to 90% to 92% of their property’s value may already be effectively underwater once the cost of selling is included.
Recent mortgage data identified approximately:
1.1 million borrowers with actual negative equity
Another 3.2 million borrowers with less than 10% equity
Approximately 4.3 million homeowners who may be unable to sell without bringing cash to closing (making them effectively under water and in need of a short sale)
That is roughly 8% of all mortgaged homeowners - or approximately ONE OUT OF EVERY 12.
And insufficient equity is only part of the problem.
Homeowners are also facing rapidly rising insurance premiums, property taxes, HOA fees, special assessments, utilities and everyday living expenses. Many homeowners with little or no usable equity are also struggling to make their monthly payments.
Low equity alone does not create a short sale. But when low equity is combined with delinquency, job loss, divorce, medical expenses or unaffordable housing costs, the homeowner may have only three choices:
1. Bring cash to closing
2. Allow the property to go through foreclosure
3. Complete a short sale
For millions of financially stressed homeowners, bringing cash to closing is not an option.
The short-sale market is not “coming back someday.” It is already returning. The demand is already building - and it will continue rapidly growing for the next several years.
These homeowners will need trained real estate professionals who know how to calculate true net equity, identify liens, assemble complete short-sale packages, communicate with servicers, negotiate approvals and get these transactions closed.
THE DEMAND IS HERE.
HOMEOWNERS NEED HELP.
AGENTS NEED THE EXPERTISE.
Now is the time to learn how to handle short sales - before the demand overwhelms the industry’s limited number of experienced agents.

STOP CHASING THE SAME FORECLOSURE LISTS AS EVERY OTHER AGENT.

By the time a foreclosure filing becomes public, the opportunity is obvious - and the competition is already fierce!

The homeowner will already be receiving calls from agents, investors, wholesalers and every company purchasing the same data.

Smart agents are learning how to recognize financial distress earlier.

They are watching HOA liens, properties financed in 2019, 2023 and 2024, FHA and VA loans, hidden partial claims, limited equity and other signs that a homeowner may need to sell.

That is where agents can easily find highly motivated sellers, salable listings – before everyone else!

DO YOU THINK THIS IS A BAD REAL ESTATE MARKET?

WE DON’T.

It is certainly a more difficult market - but difficult markets can create tremendous opportunities for agents who understand where the business is moving.

Many of us have always made more money in a down market than in an up market.

The difference is knowing what to look for and preparing before everyone else catches on.

This month’s Certified Short Sale Experts® newsletter explains where easy listing opportunities are developing, including short sales, pre-foreclosures, seriously delinquent mortgages, HOA liens and the 2019, 2023 and 2024 loan vintages.

The market has changed. The agents who change with it can build an extremely profitable business while everyone else is complaining about how bad things are.

SOME REAL ESTATE AGENTS WILL FAIL IN THIS MARKET.
Others will make more money than they ever made before.
What separates them?
The successful agents will recognize that the real estate business has not disappeared. It has moved.
We believe real estate is entering a five-year distressed-market cycle. More borrowers are becoming seriously delinquent, many homeowners have limited equity, HOA liens are growing, and short sales and coordinated sales are returning.
This is bad news for unprepared agents - but it can create tremendous opportunities for professionals who know where to find the business and how to handle it.
