Here's what the Las Vegas market is really telling us this week. 👇

Inventory is climbing — 1,234 active listings with 97 new ones added — but don't mistake that for a slow market. Homes are still going under contract fast (55 this week alone), and days on market actually fell to 41. That's the market quietly signaling that motivated buyers are out there and ready.

Meanwhile, an average sale price of $1.8M and a $9.85M highest sale show that Las Vegas luxury isn't slowing down either.

What does it all mean? Supply is growing, but so is activity. We're in a more balanced market than we've seen in a while — which creates real opportunity on both sides of the transaction.

This week’s numbers are a good reminder that the market doesn’t move in a straight line 📊

We’re seeing new listings continue to rise, while inventory remains relatively steady — a sign that spring activity is picking up, but still with a more measured pace.

What stands out most right now is that buyers are taking their time and being selective, which makes presentation and pricing more important than ever.
