Good Afternoon Family! Inventory stands at 5139, a slight decrease-11 fewer than last week, few choices mean competition is heating up. Meanwhile 734 new listings have hit the market, a notable 68 homes. More players are stepping onto the board, but not all will last.

The real action is happening in the deals closing. 641 homes are now under contract with a strong surge of 57 from last week-Buyers are making moves!

Months of supply has dropped to 2.93, down .41. The balance is shifting; demand is outpacing supply, and time is running out for those waiting on the sidelines. Prices reflect the intensity-$623,073 is the NEW average sales price, climbing $8,384 higher than last week!

The market favors those who act decisively. Be prepared, be strategic, and above all-stay ahead of the curve.
