Market Overview
• Median Sale Price: As of July 2025, homes in Skamania County sold for a median price of $552,500, down 2.2% compared to the previous year. 
• Average Home Value: Zillow estimates the average home value at $560,105, reflecting a modest 1.9% increase over the past year. 
• Median Listing Price: Realtor.com puts the median listing price at $694,000 in July 2025—down 9.8% year-over-year. 

Market Activity & Dynamics
• Homes Sold: Only 12 homes sold in July, a 20% drop from the 15 sold last year. 
• Days on Market: Listings remain on the market longer—45 days, up from 40 days a year ago.
