Regarding Cactus Trails planned "affordable housing" in
"The most you can sell it for is either the affordable price you originally paid or what it is worth on the market at the time of the sale, whichever is lower."
This is per the ACTUAL Community Land Trust document, Page 43 Says in plain English you'll never make money owning here.
-Financially it appears to be set up to cost at least $24K with down payment, loan & closing costs. Then it'll cost at least $10K to sell, including a 3% "transfer fee" paid to the county. (at estimate $240k purchase price, but that's now gone up) You'll also have home maintenance & REQUIRED, not negotiated repairs of the entire home at time of sale.
I'm all for affordable housing, WHEN DONE PROPERLY, this is NOT how this is being planned, at all & will fleece both the new buyers and the community already existing. It isn't about "them & us" when it comes to HOA & "affordable" buyers. It's about the developers being honest & fair in their dealings & presentations, and the County ensuring there's enough resources to support such compact development. There is NOT. This development is asking for unsafe development. Watch the meeting here & PLEASE email your concerns to your County Commissioners! Items #23-27 on the agenda.

I plan to appeal to the county, as clearly the developer is being less than transparent & obfuscating many facts presented to the County. Though they said we have until the 15th to submit an appeal for the Nov. 5th 9am meeting of County Commissioners; my search here shows we have only five days to ensure we have a chance to present any inconsistencies between the CLT & the verbally presentation. Let's attempt to address safety/infrastructure/financial well-being(of the buyers & MEMA) concerns such as the already too small streets being allowed THREE cars/2car garage & 2/1 car garage. This will be a parking lot. Please gather any data supporting inconsistencies & safety concerns & reply to this thread. I plan to take this to the County by Friday.
