Housing Data Gives Buyers More Leverage
We’re seeing shifts in the housing market that are giving buyers more negotiating power. By late Q3, about 21% of active listings had price cuts, and inventory levels rose to over 1.16 million homes—just about 9% below what we saw before the pandemic. Buyer activity remains measured, with homes under contract down roughly 4% year-over-year for the second month in a row, reflecting the impact of higher mortgage costs on affordability. The national median list price held around $419K, a slight 1% dip both month-over-month and year-over-year, making it eleven consecutive months of annual price declines. Price per square foot also dropped about 2% compared to last year. Sellers are still hanging in—about 6% of listings were delisted, consistent with last year, but more homeowners are adjusting prices and opening the door for negotiation. The big question ahead is whether these price cuts will spur more buyers to sign contracts, or if increasing supply and softer demand will keep this adjustment phase going.
