🏠The Las Vegas Valley closed a total of 4,048 transactions in the month of May. This is a 2% decrease in closed sales when compared to last month. The median sales price of a Single Family Residence has continued to climb reaching $482,000, a $7,000 increase from April!

📈May added 5,799 new listings available for sale which includes Single-Family Residential homes, townhomes & condos. As of today, we have 4,246 units under contract, a 12% decline in under contract units from this time last year.

❗The market is changing! We are seeing inventory come to market at a much more rapid pace than last month. This is likely due to sellers who have been on the fence about selling and are deciding they want to capitalize on all time market highs! As under contract units slow, and interest rates rise, average days on market still stand just at 14 days!
