🌵 Thinking About Buying Vacant Land in Pahrump? Read This First!

Land in Pahrump can be an amazing investment — wide open spaces, stunning desert views, and room to build the life YOU want. But before you fall in love with a parcel, here are a few things you need to know:

💧 Water & Sewer — Pahrump has public water and sewer utilities available for lots typically .5 acre and smaller. It varies for half acre lots. For larger parcels, you'll be looking at a private well and septic system — so water availability and drilling costs are important things to research before you buy!
⚡ Utilities — You'll want to check how close the nearest power lines are to your parcel, as that can impact your hookup costs.
🚗 Access & Roads — Is there a deeded easement to reach the property? Not all parcels have paved (or even graded) road access, and that's something to confirm before you fall in love with a lot!
📋 Zoning — What can you actually BUILD on the land? Residential, agricultural, commercial? Nye County has specific zoning regulations that affect your plans.
💰 Financing — Land loans are different from home loans. Cash purchases are common, but financing options do exist — and I can help point you in the right direction!
