CREDA’s Community Service Committee is bringing hope to the table this holiday season in partnership with Communities In Schools.

Our goal is to provide 45 families at James Madison Ullom Elementary School with Thanksgiving meals and groceries to supplement their pantries for 30 days.

Each shopping list costs approximately $80 and feeds a family of four. Members are welcome to sponsor multiple families.

Donation drop off: November 16–18, 8:00 AM- 3:30 PM at Brady Builds, 167 N. Gibson Road, Henderson.

Family Friendly Packing Day: November 19, 9:30 AM–11:30 AM, Lunch provided.

From growing up in Las Vegas to helping shape what comes next for the city he calls home, CREDA Southern Nevada President Steve Neiger has had a front-row seat to our region's evolution.

And he's got a few thoughts about where we're headed next.

Steve, Principal at CAST, was recently featured in the Las Vegas Review-Journal's C-Suite Insider series, sharing his personal journey, perspective on Southern Nevada's commercial real estate market, and the opportunities and challenges facing our region.

What happens when the largest landowner controls most of the supply?

In Southern Nevada, that isn’t a hypothetical economics question.

As Dr. Sean McCoy explained during CREDA Southern Nevada’s May Breakfast Program, the federal government controls the vast majority of vacant land in Clark County. And getting eligible federal land into private hands for development requires a disposal and auction process that does not always move at the speed of market demand.

The result can reach far beyond the price of dirt.

When the supply of developable land cannot respond efficiently to demand, land costs rise. Those costs can ripple through commercial real estate development, housing, business expansion, job creation and Southern Nevada’s broader economy.

That’s why understanding Southern Nevada’s land scarcity challenge requires looking beyond how much vacant land appears to exist on a map.

The bigger questions are: How much land is actually developable? How quickly can it become available? And can the supply support the housing, businesses and jobs our region needs next?

For Bud, building a stronger Southern Nevada has always been the goal. After helping launch NAIOP's bus tours years ago, he gained a firsthand look at the growth shaping our region - a journey that ultimately inspired his career in government service.
