We went through every home sale in 89138 and 89135 from the last 90 days β the zip codes covering most of western Summerlin.
387 homes closed. Median: $810,000, sold in 32 days.
The number nobody talks about: 246 sellers took their homes OFF the market without selling in that same window. For every three closings, two sellers gave up.
The houses weren't the problem. Homes that sold closed at $349 per square foot. The withdrawn ones were asking about 17% more than what was closing around them.
And the most common seller move β waiting 70 days, then cutting 2.4% β is also the least effective one. The homes that sold were gone before day 70 even arrived.
