Before I open a front door for a showing, there is usually a small pile of homework behind it.

I am checking available disclosures, price changes, days on market, comparable sales, HOA notes, and the route between homes. The goal is to spot the questions we should ask before everyone gets distracted by a beautiful kitchen.

And yes, sometimes the route still looks like I planned it by throwing darts at a Johnson County map.

The Plaza Art Fair turns 95 this weekend, meaning Kansas City has been strolling around the Plaza, looking at art, for nearly a century.

It runs Friday from 5 to 9 p.m., Saturday from 10 a.m. to 9 p.m., and Sunday from 11 a.m. to 5 p.m.

This is one of those events where you can plan to stay for an hour and somehow still be wandering three hours later.

Two homes can cost the same but have very different monthly costs.

Before deciding what feels comfortable, ask your lender to show you the complete monthly estimate for each home you are seriously considering. That means principal, interest, property taxes, homeowners insurance, HOA dues and mortgage insurance if it applies.

Around Kansas City, crossing a state line, city line or HOA boundary can change those numbers. The listing price matters, but the payment has to fit your actual life.

When I help buyers compare homes, this is one of the numbers I want us looking at closely.

Fall officially arrives tonight, although Kansas weather reserves the right to review that decision.

What makes it feel like fall at your house? Opening the windows, making the first pot of chili, putting mums on the porch, switching to the heavier blanket, or refusing to acknowledge fall until the air conditioner finally gets a break?

The windows open stage deserves more than the six hours Kansas & Missouri usually give it.

If there is even a small chance you might sell your home during the colder months, take a few exterior photos now.

Photograph the yard while it is green, the landscaping while it is full, and any outdoor spaces that are easy to overlook once everything turns brown.

You do not need professional photos. A few clear phone pictures can help future buyers understand what the property looks like in another season.

It is one of those ten minute jobs that future you may be very glad you did.

The August numbers are in, and the Kansas City market is still moving.

The average sales price reached $403,174, up from $387,646 last year. Homes also sold a little faster, averaging 39 days on the market compared with 41 days in August 2025. Meanwhile, inventory decreased from 8,723 homes to 8,305.

These metro-wide numbers offer a helpful snapshot, but real estate can look very different depending on the neighborhood, price range, and type of home.
