🍂 A little fall homeowner reminder!

One thing I’ve learned about owning a home is that it’s usually the little things we put off that turn into the expensive things later. 😂

And with cooler weather finally making its way into Middle Tennessee, now is a great time to give your home a little attention!

A few things I’d put on your fall checklist:

🍁 Clean those gutters! Leaves and debris can create drainage problems before you know it.

🏡 Check around your windows and doors. A little weatherstripping can make a difference when those colder temperatures arrive.

🍂 Have your HVAC serviced. Nobody wants to discover their heat isn’t working on the first really cold night!

🌳 Take a look at the trees around your house. Dead or damaged limbs are worth addressing before winter storms.

And here’s one that people don’t always think about: Take care of the little repairs you’ve been putting off.

Whether you’re planning to sell next spring or stay in your home for another 20 years, taking care of what you have is always a good investment.

Homeownership is about so much more than buying and selling. It’s about taking care of the place where your family makes memories. ❤️

If you’ve been keeping an eye on rates and wondering whether they’re finally going to settle down, we got a little movement in the other direction this week.

Freddie Mac’s national average on a 30-year fixed moved to 7.03% for the week ending September 24 — up from 6.95% the week before. The 15-year averaged 6.42%. That’s the first time the weekly 30-year average has sat above 7% since early 2025.

That doesn’t mean you need to rush into anything. It just means if you’re thinking about buying or selling, it’s worth knowing what the numbers actually look like for your budget instead of trying to make a decision based on a national headline.

Rates are a national number. Your house, your payment, and your timeline are still local — Wilson, Sumner, or wherever you’re looking in Middle Tennessee.

I was looking through the newest housing numbers this week and there was one that really got my attention.

Nashville now has far more sellers than active buyers, and Redfin actually ranked us as the most buyer-friendly major housing market in the country in August.

If you tried to buy a home a few years ago, that probably sounds almost impossible. ❤️

I remember how frustrating it was for families to find a house they loved and feel like they had to decide immediately, offer over asking, and still hope they got picked.

Things look different today.

There are more homes to choose from. Homes are taking longer to sell. And more than 22% of Nashville-area listings have had a price cut.

Mortgage rates are still tough, so I’m definitely not saying buying suddenly makes sense for every family.

But if you’ve been sitting on the sidelines because you assume the market is still like it was a few years ago, it may be worth taking another look.

Sometimes the best decision is to buy. Sometimes it’s to stay where you are and keep saving. I’m happy to help you look at the numbers either way.

I’ve been looking at Greater Nashville REALTORS’ official August numbers for the nine-county area, and I wanted to share what I’m seeing in plain terms.

There were about 15,600 homes listed at the end of the month. The single-family homes that sold came in around a $515,700 median, and on average they spent about 55 days on the market.

So what does that mean if you’re looking? You often have a little more breathing room than when everything felt like a scramble — time to think about the payment, the school, the commute, whether the house actually fits your life. If you’re thinking about selling, thoughtful pricing still matters. A well-priced home can find a buyer, but the market isn’t doing all the work for you.

Headlines can make housing sound louder than it feels day to day. What I’m seeing is more options on the shelf, prices in a familiar range, and room to make a careful decision for your family.

You can feel it in the grocery store and in the school pickup line. More families are landing in Middle Tennessee.

The Chamber just walked through the numbers. We’re just under 2.2 million people in the region. About 26,300 moved here in the last year. That’s roughly 72 new neighbors a day. Wilson, Maury, and Rutherford are growing the fastest.

Jobs are part of why. The metro had about 1.18 million jobs at the start of the year and about 1.21 million by the end of June. Unemployment around here is 2.7%, which is lower than Tennessee as a whole.

The hard part is the houses. In the first half of this year, the metro issued 8,156 housing permits. Same stretch last year was 9,996. That’s about 18% fewer.

So it isn’t that nobody wants to live here. It’s that we’re adding people faster than we’re adding places for them to live. That’s one reason a normal house can still feel expensive even when the market doesn’t feel “hot.”

If you’re not moving, you don’t have to do anything with this. If you are thinking about moving, don’t let the headlines make the decision for you. What’s happening in your neighborhood or the area you’re looking at may tell a very different story.

I fight for my clients. That’s the job.

On this one I asked a bold question, then worked with the lender. The sellers brought $15,000 to closing. Not because anyone owed it. Because we asked, and then we did the work.

I know a lot of families are looking at the cost of everything right now and wondering, “Are we better off renting for a little longer, or is it time to start looking at buying?”

And honestly, that answer is going to look different for every family. ❤️

But I saw something in the latest Nashville rental numbers that I thought was worth sharing.

According to Zillow, the average asking rent in Nashville is about $2,205 right now, which is $70 less than this time last year. There are also more than 3,100 rentals available.

That doesn’t mean rent is cheap. It definitely doesn’t mean everyone should run out and buy a house either.

It just means you may have a few more options right now.

If you’re renting, take your time and shop around. Ask about incentives. Look at what else is available before you renew.

And if you’re wondering whether you’re getting close to the point where buying might make more sense for your family, I’m always happy to sit down with you and look at it.

No sales pitch. Sometimes the best answer really is to keep renting for a while. Sometimes you find out you’re closer to buying than you thought.

Our family has decided we’re running this 5K in honor of two pretty incredible men: my brother, Ryan, and my dad, Richard. ❤️

Our family will be running and walking together to support Ryan and Richard, raise awareness for Huntington’s disease, and hopefully raise some money along the way for the Huntingtons Foundation.
