You can feel it in the grocery store and in the school pickup line. More families are landing in Middle Tennessee.

The Chamber just walked through the numbers. We’re just under 2.2 million people in the region. About 26,300 moved here in the last year. That’s roughly 72 new neighbors a day. Wilson, Maury, and Rutherford are growing the fastest.

Jobs are part of why. The metro had about 1.18 million jobs at the start of the year and about 1.21 million by the end of June. Unemployment around here is 2.7%, which is lower than Tennessee as a whole.

The hard part is the houses. In the first half of this year, the metro issued 8,156 housing permits. Same stretch last year was 9,996. That’s about 18% fewer.

So it isn’t that nobody wants to live here. It’s that we’re adding people faster than we’re adding places for them to live. That’s one reason a normal house can still feel expensive even when the market doesn’t feel “hot.”

If you’re not moving, you don’t have to do anything with this. If you are thinking about moving, don’t let the headlines make the decision for you. What’s happening in your neighborhood or the area you’re looking at may tell a very different story.

I know a lot of families are looking at the cost of everything right now and wondering, “Are we better off renting for a little longer, or is it time to start looking at buying?”

And honestly, that answer is going to look different for every family. ❤️

But I saw something in the latest Nashville rental numbers that I thought was worth sharing.

According to Zillow, the average asking rent in Nashville is about $2,205 right now, which is $70 less than this time last year. There are also more than 3,100 rentals available.

That doesn’t mean rent is cheap. It definitely doesn’t mean everyone should run out and buy a house either.

It just means you may have a few more options right now.

If you’re renting, take your time and shop around. Ask about incentives. Look at what else is available before you renew.

And if you’re wondering whether you’re getting close to the point where buying might make more sense for your family, I’m always happy to sit down with you and look at it.

No sales pitch. Sometimes the best answer really is to keep renting for a while. Sometimes you find out you’re closer to buying than you thought.

Our family has decided we’re running this 5K in honor of two pretty incredible men: my brother, Ryan, and my dad, Richard. ❤️

Our family will be running and walking together to support Ryan and Richard, raise awareness for Huntington’s disease, and hopefully raise some money along the way for the Huntingtons Foundation.

The beauty of this three day weekend for some is that they get an extra day off or time to grill out with friends and family. But let us never forget that there are men and women who fought and died so we could enjoy the freedoms and rights we have in this country. That’s what today is all about.
