🎉🎂 Turning 32: A Big Thank You! 🎂🎉

How will I be celebrating today? Well I'll be showing homes and writing offers for my wonderful clients. I'll get to relax when spring market is over (when do you think that will be?)

Well, I’ve officially reached the age where my back hurts after sleeping wrong and my favorite pastime is talking about real estate trends. 😂 Turning 32 today, and I couldn't be more excited!

To my incredible friends and family, thank you for sticking with me through my questionable fashion phases, my interesting choice in instagram dance videos, and my obsession with finding the perfect home decor. You’ve been my rock, my entertainment, and my greatest supporters. I love you all to pieces!

To my amazing real estate clients, thank you for trusting me with your home buying and selling adventures. Your trust means everything to me, and I’m so grateful for the laughs, the learning, and the late-night negotiations we've shared.

Spilling the tea on why homeownership is important...

Recently, I had a conversation with some of my first time home buyer clients who wanted to see if they should buy a home. Right now interest rates are high, and the lack of inventory has increased prices. Sellers are typically declining to pay closing costs. So it is a little more difficult for first time home buyers.

I showed my clients an off-market property that ticked a lot of their boxes, but it wasn't 'the one' because they weren't ready.

They asked everyone else for their input, their parents, in-laws, friends, me, BUT only YOU can make this decision. No one else can make it for you.

Your first home IS NOT going to be your dream home (unless you're a tiktoker with millions in the bank), but it is a STEPPING-STONE. Your second, third, fourth, or fifth homes might not be your dream homes either, but everyone has their own journey.

While no scientific formula can tell you when you’re ready to buy, you should take stock of your financial situation as well as your personal lifestyle. These clients had a hard look at their finances and determined to wait and maybe renew their lease. That's perfectly fine! I am here to help you wade through these tough conversations.

There are a number of advantages to home ownership in general, both tangible and intangible, for your consideration as the buyer. It's most likely the most significant purchase you will ever make, so it is important to think about it before you dive in, head first.

Society is lacking depth these days. But that's where relationships truly bloom. In my line of work, I become very intimate with the way you live, the way you think, the way you want to be. I learn about your family and what you truly want. I was always taught to never share my feelings (maybe that's the British upbringing), but I've learnt as I've grown older that this is how connections are made. If you've been in the service industry before, you know that people tend to treat people they don't know, like dirt. But if you're vulnerable, people will see you as human. What I've learnt in my short life so far is that everyone is always going through something. Treat people with kindness.

So should I DIY or hire it out?

I see a lot of homes that have DIY and you can tell. And home buyers don’t like when sellers make shortcuts. If you are doing it yourself make sure you finish the job. Don’t just do 50% of the work.

I know hiring out is expensive, but it’s worth it. Look I’m very handy, I have built cabinets, furniture, installed tile and flooring, installed toilets and plumping and electrical, but I still prefer hiring out because I know someone else will do a better job.

When should you DIY:
-paint a kids room
-gardening
-installing a light fixture
-installing a ceiling fan
-installing a toilet
-installing a sink
-installing curtains
-changing an outlet
-accent wall
-install a smart thermostat

When you should hire out:
-installing flooring
-installing tile
-painting
-installing a deck or patio
-major plumbing and electrical
-backsplash
-wallpaper unless you know what you’re doing

If you’re experienced in DIY like me, you might think you can do it all, but you might value your time. And when we are putting your home on the market, we need something done right and usually pretty quickly.

In Virginia, closing consists of the following: A buyer’s lender sends final loan documents to the escrow officer and the final closing date is confirmed. The escrow officer prepares all closing documents and the seller will typically sign first. The buyer then signs all closing documents, including their loan documents. They will also deliver the remaining funds for their down payment and closing costs.

On the day of closing, the title company will release the file to record with the appropriate municipality, the deed is transferred from the seller to the buyer, and the transaction is complete. Usually that day, the buyer will meet their agent to receive their keys and take possession of their new home. Sometimes the seller might have a 'post-settlement occupancy agreement' which means the seller remains in their home until the end of this time period. On the day of closing and on the final day of the 'rent-back' we will have a final walkthrough where we test appliances and make sure all of the conveyances remain. In the event that something is missing or an appliance is not working or there's massive damage, then we would contact the listing agent, have a 'meeting of the minds' and see if any recourse can be made.

Every home has a story and listen to this one...

The homeowners contacted me to list their home after they talked with a mutual friend about selling their home. They said they didn't like their previous real estate experiences, and they needed someone who would actually market their home instead of just stick a sign in the yard.

We got their home ready to list, prepared all of the print and digital marketing, networked with other real estate agents, and went 'coming soon'.

I strongly believe that there are TWO pivotal instances where consumers see your home. 1. is when it goes COMING SOON, and 2. is when you go 'ACTIVE'.

This is why I ALWAYS put all of the photos, videos, and floor plans when I start marketing as 'coming soon'. We do not do shotgun marketing here. We do not put one horrible photo. We put our BEST FOOT FORWARD - because you only get one first impression.

With every listing, I do everything I can to get my sellers the best offer possible. Meaning highest price, no contingencies, best timeline, free post settlement occupancy period - whatever else you desire.

Don't believe in my tactics?

Well, this strategy landed us a 'site unseen' offer, well over list price. In a neighborhood that traditionally has homes sell under list price.

We did not take the site unseen offer, and we waited through the weekend, and got multiple offers all over list price.

Why is having a great marketer on your side a good thing? Well it ultimately means less stress for you in the long run. It means not having to live on eggshells for 30+ days. It means that you can sleep at night after you have an accepted offer. It means you can relax and plan your next move instead of being riddled with anxiety about how much you'll net on your home.

After your offer is accepted, inspection will be scheduled ASAP. The general inspection will include but may not be limited to the following: Appliances, plumbing, electrical, air conditioning and heating, ventilation, roof and attic, foundation, and general structure.

The inspection is not designed to criticize every minor problem or defect in the home. It is intended to report on major damage or serious problems that require repair. A property cannot “pass or fail” an inspection, and your inspector should not tell you whether he/she thinks the home is worth the money you are offering. The inspector’s job is to make you aware of the current condition of the home and recommended maintenance or repairs.

Virginia and West Virginia are 'caveat emptor' (buyer beware) states whereas Maryland is not. In VA & WV, the sellers are required to sign and disclose latent defects and material facts about the home, but the buyer is required to have a home inspection. In Maryland, the seller has to disclose a longer disclosure.

In VA & WV, I see a lot of buyers waiving the home inspection contingency in order to have an accepted offer. As real estate agents, it is really hard to recommend someone to NOT have an inspection. If there are multiple offers, then we can also schedule a walk and talk inspection to make sure you are prepared for any issues that may arise.

It's because people are staying in their homes for too long.

What do I mean by this?

POV, you're a parent between 50-70 years old who bought a single family home when your family was growing. You probably purchased your home about 15-30 years ago and now your kids have fled the nest and are graduating college or getting married.

You thought you were going to retire and move to Florida when your kids started having kids. But this is not the reality you are currently facing...

The next thing you know is that your kids are coming to live with you. They're living in your basement with their spouse, and children. It's not a bad thing...it's just different than you imagined.

Multi-generational living has put a pause on people selling and buying homes. People are renovating their homes to include a main-level bedroom, elevator, and updating it to today's standard in design.

If we look at the basic principles of supply and demand, low supply means high prices. Dr. Lawrence Yun recently spoke at our Economic Summit and stated that this inventory problem probably won't be resolved until about 2030. But house prices will have increased a lot by that time.

Once you have found the home you wish to purchase, you will determine the specifics of your offer. Remember, be realistic. I am here to advise you regarding exactly how to proceed in this stage of the transaction process, based on your specific needs, market analysis, etc.

To communicate your interest in purchasing a home, I will present the listing agent with a written offer. The offer will either be accepted, rejected, or the seller will make a counter offer. This is when we will negotiate terms of the contract, if necessary.

There are five primary areas of negotiation: price, closing cost assistance fees, terms, inclusions, possession, and contingencies. I will walk through these as the offer moves forward. Once an offer has been successfully negotiated and executed by both parties, it is “mutually accepted,” becomes a legal contract, and we move into the property inspection period (if not waived).

The name “Rococo Real Estate & Design” was born from a love story.... mine. My nickname is Coco, short for Chloe, and my boyfriend’s nickname is Ro, short for Romie, so we’re Rococo. Funnily enough our namesake also means an “exceptionally ornamental and theatrical style of architecture, art, and decoration…” couldn’t be more perfect! Because I love interior design in addition to having a passion for real estate.

But I wasn’t always an amazing real estate agent & interior designer. Born in England, and raised in VA, I have a compelling combination of British class and Virginian charm. After getting my Masters in Biotechnology, I worked as a neuroscience & psychology sales consultant for years, before making the big switch into real estate & design. You may be thinking, “from science to something so people-infused and creative?” But, I’ve always loved helping others and I’ve also been pretty artistic. My passion for interior design and do-it-yourself projects recently landed me a spot in the Washingtonian magazine.

Flash forward to reality, several years later, I decided to regroup and rethink my career and focus in life, and did a bit of soul-searching. I knew I wanted to find something I loved so much, that by doing it, I’d jump out of bed in the morning with a smile on my face. As someone who loves flipping houses, I knew that I wanted to make real estate & design my new career. ... and I’m so loving life, I haven’t looked back.
