📊 INTEREST RATE UPDATE: Rates are rising… but opportunity is still here.

As of today, the average 30-year mortgage rate is sitting right at 6.38% - up from 6.22% last week.
That might sound discouraging… but here’s the truth 👇

🏡 Why buyers are STILL winning in this market:
• More inventory → You have options (finally)
• Less competition → Fewer bidding wars
• Negotiation power is back → Sellers are giving concessions again
• Refinance later strategy → You can adjust your rate when they drop

📉 Experts are already projecting potential rate decreases later this year depending on inflation trends

👉 The reality:
You can change your rate later…
But you can’t go back and buy at today’s prices if the market heats up again.

If you’ve been waiting, let’s talk strategy — not just timing.

🔴 FLORIDA HOA SHOWDOWN — Should Homeowners Be Able to END Their HOA?

A new bill moving through the Florida Legislature (House Bill 657) would allow homeowners in certain communities to vote to dissolve their HOA under a formal petition process.

Supporters say it gives power back to homeowners tired of rising fees and strict rules.

Critics warn it could hurt property values and neighborhood standards.

🗳️ POLL — What’s your vote?
👍 = Dissolve them — too many rules
❤️ = Yes, homeowners deserve the option
😂 = No way — HOAs protect values
😡 = This would hurt neighborhoods

Would you vote to keep your HOA… or scrap it?

🌿🐢 Community Spotlight: Trout Lake Nature Center – Eustis, FL 🦋🌞

We made this one a family day, and we definitely approve! 👍 It’s a peaceful 230-acre nature preserve with walking trails, a butterfly garden, a hands-on touch table for kids, and taxidermy animal exhibits that make learning about wildlife fun and interactive. 🌳🦌👋

Big news for Florida homeowners and buyers! The Florida Senate has approved a bill to expand the use of backyard housing, also known as Accessory Dwelling Units (ADUs).

From a real estate perspective, this could be a game changer. ADUs can add extra income potential for homeowners, create affordable housing options for family members, and increase overall property value. They’re also great for multigenerational living or long-term rental opportunities.

If this bill becomes law, we may start seeing more flexible housing options and higher demand for properties with room to build.

Curious how this could affect your property or future home purchase? Let’s talk!

The Florida State Senate has unanimously approved legislation that would allow homeowners across the state to build small homes in their backyards, potentially expanding affordable housing options for residents struggling with rising costs.

🚂 Jumping on the caricature train! 😄

Since everyone’s doing it, I figured I’d have a little fun and make it useful.

With the freezing temps we just had here in Central Florida, I’ve seen a lot of backflow pipes crack and burst around homes. These devices play a big role in protecting your drinking water from contamination, so when they fail, it can become an expensive (and preventable) problem.

I wanted to share a quick breakdown of what backflows are, why they matter, and how to protect them during cold snaps. A little knowledge (and insulation) can save a lot of headaches.

❄️ Frozen Pipes or Well This Morning? Here’s What Central Florida Homeowners Should Do 🚰

Woke up with little or no water after last night’s freeze? Don’t panic — take it slow to avoid costly damage.

✅ Don’t turn the water back on full blast
Open faucets slightly (especially cold water) to relieve pressure.

🔥 Thaw pipes slowly
Use warm air from inside the home or a hair dryer on low.

🚫 Never use an open flame.

🔍 Inspect exposed pipes & well equipment
Check outdoor pipes, hose bibs, well heads, and pressure tanks for cracks, bulges, or leaks.

🚰 Turn water back on gradually
Listen carefully for dripping, hissing, or water where it shouldn’t be.

🛑 If you notice leaks or low pressure, shut the water off

Call a licensed plumber or well professional before damage spreads.

💡 For the next cold snap:
Insulate exposed pipes and well equipment, and drip faucets overnight when temps approach freezing.

Questions or concerns about your home after the freeze? I’m always happy to help.

📍 Lake County Market Update 🏡

You may have seen recent discussions about possible federal policy changes, including a proposed cap on credit card interest rates and potential mortgage bond purchases for Fannie Mae and Freddie Mac.

If ideas like these move forward, they could impact our local market in a few ways:
• Less high-interest consumer debt may help some buyers qualify more easily.
• Continued support for Fannie Mae & Freddie Mac could help keep mortgage lending stable.
• Increased buyer confidence may bring more activity into the Lake County market.

While national policies are just one factor, affordability and confidence play a big role in buyer demand locally.

If you’re wondering how current conditions affect buying or selling in Lake County, I’m always happy to help answer questions.
