Home prices rose 4.4% year over year to an average of $410,448, while closed sales increased 2.4%.

At the same time:

📅 Homes averaged 36 days on the market
🏠 Inventory dropped 6.9%
📉 Pending sales decreased 1.6%
💰 Sellers received an average of 98.8% of their original asking price
📊 Months of supply fell to 2.4 months

What does this mean? Buyers may have a little more time to make decisions, but limited inventory is still supporting home values. Sellers still need the right pricing and marketing strategy to stand out.
