Yes, some states are significantly more affordable than others. This list breaks down the top 10. But that doesn’t mean you have to make a cross-country move to find better options.
Even in expensive markets, there are usually nearby neighborhoods, towns, and communities where home prices, property taxes, or overall costs are much more manageable.

A lot of people have been waiting for rates to drop or prices to come down before making a move. But the reality is, sometimes life changes before the market does.

Earnest money is a good-faith deposit a buyer submits when making an offer on a home. It shows the seller that the buyer is serious about moving forward, and that money is typically held in escrow until closing.

If the transaction goes through, the earnest money is usually applied toward the buyer’s down payment or closing costs.

If the deal falls apart, whether the buyer gets that money back often depends on the terms of the contract and whether certain contingencies were in place.

A contingency is a condition written into a real estate contract that must be met for the deal to move forward.

In plain English, it gives the buyer or seller a chance to pause, renegotiate, or sometimes walk away if a specific part of the agreement does not work out.

Common examples include the home inspection, financing, appraisal, or the buyer needing to sell their current home first.

Contingencies matter because they help protect people during one of the biggest financial decisions they’ll make.
