Now that we’ve talked to the new grads and first time homebuyers, let’s talk to current Homeowners! 🙌 Those of you who already own a home and are thinking about making a move!

Whether you’re looking to downsize, need more space, are relocating, or have another reason for moving, today’s tip is for YOU! 🏡🔑

📉 Stop letting interest rates be the ONLY thing holding you back!

Let’s be honest… nobody can predict interest rates with certainty. Trying to time the market based solely on where rates might go can feel a little like predicting the winning lottery numbers! 🎰 Especially with the economy we’re living in today, there are a lot of unknowns.

So, instead of focusing ONLY on interest rates, let’s look at the BIG PICTURE! 👀

🏠 Ask yourself these questions:
✅ What is the REAL reason you want or need to move?
✅ Do you have equity in your current home that could help with your next purchase?
✅ Will your new house payment be comfortable and affordable for you long-term?
✅ Does moving now make sense for your family, lifestyle, and future goals?

And let’s talk about those of you holding onto that sweet 2.5% interest rate from 2020! 🙋‍♀️ Who wants to give that up? I think we all know the answer! 😂

If you’re thinking about buying a home, let’s talk about something that matters MORE than trying to time interest rates. 👀
Ideally, before purchasing a home, you want to have:

💰 An emergency fund with 3–6 months of expenses saved.
🏡 A good-sized down payment.
💳 Most of your debt paid off.
🔧 Extra money set aside for unexpected home repairs.

Does this mean you HAVE to have everything perfectly in place before buying? Absolutely not! Every situation is different. ❤️

But here’s why it matters…
Imagine you buy your dream home, move in, and a month later, your furnace goes out. 🥶🔥 Suddenly, you’re facing a $10,000 or more repair bill.

Do you have the money to cover it without putting yourself into financial trouble?
And if you don’t, what happens next? Credit cards? Loans? Falling behind on other bills?

🏡 Homeownership is about so much more than being able to afford the mortgage payment. It’s about being able to afford the unexpected, too!

💳 LET’S TALK ABOUT DEBT!
If you have a lot of debt, it can affect your credit score, which can impact the interest rate you qualify for and how much you may pay over the life of your mortgage.

💰 Put some extra money toward your debt.
🎯 Focus on paying off one debt at a time.
📈 Work on improving your credit and building your savings.

🏡 There is never a perfect time to buy a home based solely on interest rates. But there may be a BETTER time based on your financial situation.

The last thing I want for my buyers is for them to get into a home they love, only to become house poor and stressed about
every dollar.

Interest rates continue to climb, and some predictions suggest they could stay above 7% in 2027. 😳🏦 While we can certainly hope that doesn’t happen, the reality is that the more money you save now, the better position you’ll be in when it’s time to buy your first home!

🏠 Save your money.
💰 Build your savings.
📈 Put yourself in a stronger financial position.

There is absolutely NOTHING wrong with staying home a little longer to set yourself up for success! The goal isn’t to move out the fastest… it’s to put yourself in the best position to thrive when you do! ❤️

Being a Realtor has been one of the greatest professions I’ve ever had the privilege of being part of. I genuinely love working with people, getting to know their stories, listening to what they need, and helping them navigate one of the biggest decisions they’ll ever make.

Because a home is so much more than a house.

It’s where you come home after a long day.

It’s where your babies grow up.

It’s family dinners, birthday parties, holidays, quiet mornings, and late night conversations.

It’s the place where memories are made, families are raised, and life happens.

Home should feel safe. Peaceful. Yours. ❤️

That’s why I don’t believe in simply taking someone “house shopping.” There is so much more that goes into helping someone find the right home. We spend time researching the market, watching the details, and
