Minnesota housing market update – July 2026
Inventory just hit a seven-year high.
At the same time, market activity is picking up:
• New listings ↑ 11.0% statewide
• Pending sales ↑ 8.0% statewide (↑ 9.7% in the Twin Cities)
• Closed sales also at a 4-year high
Median prices are still rising (modestly):
$375,000 statewide (+1.4%)
$410,000 in the Twin Cities (+2.1%)
Buyers have more options and a bit more time to decide.
Sellers are seeing longer days on market and slightly more negotiation.
Bottom line: The market is becoming more balanced. Homes that are priced right and show well are still moving — but strategy matters more than it did a couple years ago.
