That means Q3 is officially in the books and we’re heading into the final three months of 2026.

Getting pre-approved, figuring out your budget, narrowing your search, touring homes, negotiating, inspections, appraisal, and closing all take time.

You don’t need to panic or rush.

A $200,000 home in one part of Central Arkansas can behave completely differently from a $500,000 home somewhere else.

That’s why I pay attention to things like:
• Active inventory
• Recent sales
• Days on market
• Price reductions
• Pending homes
• What buyers are actually choosing

Real estate decisions are easier when you have useful data instead of just headlines.

You don’t need to turn your house into a pumpkin-spice catalog to sell it in the fall.

Good seasonal staging is subtle.

Warm lighting.
Clean spaces.
A comfortable temperature.
A little texture.
Maybe a simple fall accent or two.

The goal isn’t to decorate for buyers. It’s to help them picture themselves enjoying the home.

Okay, this one is right up my alley.

Smart thermostats. Automated lighting. Video doorbells. Smart locks. Leak sensors. Connected garages.

Some smart-home upgrades are genuinely useful, and they can also make a home feel more modern and convenient when buyers walk through.

You definitely don’t need to turn your house into the Starship Enterprise, though.

Inventory changes.
Buyer competition changes.

Before temperatures start dropping, check a few things off the list:

• Clean the gutters
• Inspect the roof
• Check windows and doors for drafts
• Service the HVAC
• Disconnect outdoor hoses when the time comes
• Look for small repairs before they become expensive repairs

Homeownership is glamorous like that.
