Inflation Elation
This is big, Big, BIG. If you have recently backed away from the housing market that mortgage rate relief is in sight. Here’s why.

It only looks like bad news. Yesterday, the October CPI (Consumer Price Index) came in at +7.7% YoY. That’s still WAY too high for the Fed’s liking. Remember, one of the Fed’s primary goals is to keep inflation around 2% YoY. Epic fail, right?

It’s actually great news. But CPI was 8.2% in September, so that’s a big deceleration in inflation in a month. Economists were expecting more like 8.0%. And without getting too deep in the weeds, there are two very good reasons to believe that inflation will keep decelerating from here: 1) the cumulative and lagged effects of the Fed rate hikes are hitting demand, and 2) the inflation figures for the last few months of 2021 were really high, so ‘easy’ comparisons

Bond prices rocketed. That’s because the October CPI figure implies that the Fed may be able to slow the pace and magnitude of rate hikes relative to expectations. And when bond prices go up, yields go down. Which is a long way to say that 30-year fixed rate mortgages (ignoring points purchased) will likely fall to around 6.6%.
