A 116-apartment proposal is under review at 207 Central Street in Hudson.

The Meadows would put four buildings on 26.12 acres, three residential and one mixing residential with commercial, plus 278 parking spaces on town water and sewer.

The Planning Board heard it August 26. As of this week Hudson hasn't posted minutes, a decision, or a next hearing date. So I'm not going to tell you where it stands, because the record doesn't say. Not approved, not denied, not under construction.

I'd rather leave that blank than guess at it. The moment the town posts, it goes on the tracker.

Up to 140 condominium homes are proposed at Liberty Common in Kingston, across roughly 85 acres at Route 125 and Depot Road.

The status is worth stating precisely, because it gets repeated wrong. On May 5 the Planning Board granted the conditional-use permit and the waiver requests. Those are real decisions. They are not approval of the subdivision or the site plan, and that hearing stayed continued through August 18.

So if you hear Liberty Common got approved in May, someone is describing the conditional-use permit and leaving out the rest of it.

"It's zoned commercial" used to end the conversation about whether a property could hold housing.

It doesn't anymore. RSA 674:80 took effect July 1 and requires New Hampshire municipalities to allow multifamily residential development on qualifying commercially zoned land where roads, water and sewage are adequate or will be provided.

That is not the same as saying every strip plaza is now an apartment site. Towns keep site-plan authority, and the district, the infrastructure, the dimensions and the codes still decide it.

But if you own commercial land, the answer to that question changed in July and most owners haven't noticed.

Every seller I talk to this time of year says some version of the same thing: let's wait until after Labor Day.

I get why it feels right. Fall reads like a fresh start.

It's the worst call on the calendar.

Last April, 2,095 homes came to market here. Last September, 2,056. Practically the same number of houses competing for the same attention.

What happened to them was not the same at all. Of the April listings, 85.5% eventually sold, at 101% of the original asking price, with 22.9% needing a price cut. September: 79.9% sold, at 99% of ask, with 31.8% cutting.

Same volume. Same kind of houses. Worse on every measure.

The difference is who's shopping. September drops a spring-sized pile of inventory on the weakest buyer pool of the year. Maximum competition, minimum demand. You do not want to be the fourth similar house to hit the market inside three weeks.

That's not a reason to panic and it's not a reason to rush. It's a reason to get the price right the first time, because September leaves you far less room to be wrong than April did.

These come from my own analysis of 25,201 closed sales across Southern NH, the Merrimack Valley and the North Shore.

You bought in 2021 at 2.9%. You'd move if moving didn't mean handing that rate back.

A bill introduced in the House on August 3 goes straight at that problem. H.R. 10028, the MOVE Act, would let a borrower carry the rate, the terms and the remaining balance to a new property within 90 days of selling the old one.

It is not law. It was referred to committee on August 3 and hasn't moved since. And the bill leaves out most of what would decide whether it's actually useful, starting with what happens when the new house costs more than the old loan balance.

Real problem. Interesting proposal. No product yet.
