One year ago I started going to the beach every single morning not just the pretty ones. The cold ones, the buggy ones, the mornings when the wind found every gap in my jacket.

I did it to start my day before the phone, email, and the news. It changed the whole day and it changed how I see the island. So many people I know who have lived here for decades tell me they have not been to the beach in years.

My newest island life piece is a gentle nudge to go stand where the water meets the sand this week. And if you are anywhere else go take in whatever view made you love where you live.

Before I ever sold a house on LBI, I was the nervous one buying it.

Nearly thirty years ago I emptied my account for a little vacation rental and needed the summer income just to carry the mortgage. I leaned on my agent hard, and asked her the questions I was afraid to say out loud.

She came through. She gave me straight answers instead of the ones I wanted to hear, she helped me get the place rented after we closed, and she had a real stake in seeing me succeed. That is when I understood what a good buyer's agent is actually for.

**☁️ Cloudy on LBI? Don’t waste the day waiting for the sun to come back.**

Some of my favorite island days are the ones that don’t go according to plan.

When the beach isn’t calling, LBI has a whole other personality, tidal pools at the jetty, farmers markets, local history, sailing the bay, art, hidden spots and a few things even longtime visitors may not know about.

I put together a list of **what to do on a cloudy summer day on LBI** — including some of the places and experiences that make this island much more than a beach destination.

We're going to wait until spring.

I hear it every August. So I pulled five years of MLS data to find out whether waiting actually helps.

The answer surprised me, and it isn't the same for every house. Homes in the $1.5 to $2 million range have gained ground every fall for three years running. Above $5 million, the opposite.

There isn't one LBI market.

The August issue is out.

This month: why August is the hardest month of the year to sell on LBI, what five years of MLS data says about fall timing by price point, and a question I've been asking owners who rent all summer.

Last week I was body surfing in the same ocean I learned to body surf in, fifty years ago.

Same waves. Same stretch of sand. Same feeling of the water gathering behind me and lifting and gliding along the ocean's surface.

Then a dolphin came clear out of the water, and I just watched.

August has a different pulse than July. The days shorten. The beaches thin out after mid-month, fewer lifeguards, fewer umbrellas, and somehow a wider view. The sandpipers come back into focus. The humidity finally cracks into a cool morning. Your summer friends are still here, but already halfway home in their heads.

There's still plenty going on. It just feels different. It always does.

What changes in these last few weeks and the one thing that never does.
