R.E.A.L. Update for Shore Property Owners

If you are thinking about buying, selling, renovating, rebuilding, or investing on LBI or the surrounding mainland, this is an update worth understanding.

NJDEP has announced a proposed one-year extension of the R.E.A.L. “legacy” period, moving the deadline from July 20, 2026 to July 20, 2027.

In plain English, certain projects may have more time to qualify for review under the prior rules.

But this is not a repeal.

R.E.A.L. is still part of the shore real estate conversation, especially for properties involving flood zones, elevation, CAFRA, renovation, new construction, or redevelopment.

The bigger takeaway: don’t panic, but don’t ignore it.

For buyers, sellers, builders, and investors, this is another reminder that due diligence matters. Plans, timelines, costs, and buildability all need to be understood early.

I recently had the honor of helping a family sell a home that had been theirs since 1968.
For 56 years, this house was the center of their family and their aunt's year round home.

When the time came to let it go, it wasn't a simple real estate decision it was the end of an era, as they put it themselves.

They needed someone who knew the community, understood the local regulations, and could handle the process with patience and care. I'm grateful they trusted me to do that.

This Memorial Day weekend, we pause to remember and honor the men and women who gave their lives in service to our country.

MYTH: Every home on LBI sells over asking

FACT: The average sold-to-list price right now is about 96%.

What that means:

The market is still active, but buyers are comparing price, condition, location, and long-term value more carefully than they were during the height of the market.

But, pricing based on headlines, emotions, or what a neighbor got two years ago can lead to missed opportunities.

This market rewards strategy, preparation, and realistic positioning more than hype.

The island is always changing but this spring, there's more shifting than usual. Here's what I'm watching, for anyone who loves LBI or owns a piece of it.

🏖️ SHORELINE — The erosion this winter was some of the worst I've seen in years. The good news: nearly $99M in federal funding was just announced for South Jersey beach replenishment through the Army Corps of Engineers. Big deal for our shoreline.

⛽ NORTH END — The Brennan Fuels property in Barnegat Light has been approved for redevelopment into two single-family homes. The island's only gas station on the north end won't be there much longer.

⛵ MARINA NEWS — Hochstrasser's Marina in Ship Bottom was purchased by Chris Vernon, who also owns Hotel LBI, The Boatyard, and The Mainland. A 360-seat bar and restaurant concept is being discussed, pending approvals.

🍕 BEACH HAVEN — Boulevard Pizza is moving into the space where Slice of Haven used to be. Also worth watching: a subdivision proposal near Queen City Marina that could bring several new single-family homes to the area.

🏌️ SHIP BOTTOM — The former Dollar General received approvals for a golf simulator project from the Dockside Diner owners. Construction is also beginning on the old CVS for a family entertainment center targeting a year-end opening.

🚲 E-BIKES — New Jersey's updated e-bike rules take effect July 2026. Depending on the class, riders may need licensing, registration, insurance, and helmets. With how many e-bikes are on LBI in summer, this one is worth watching closely.

🐶 DOG OWNERS — As of May 16, dogs are off LBI beaches for the season.

The speed limit has been lowered. The traffic lights turn on May 18th. The road crews are out. Hiring season has officially started across the island.

Summer is coming and this island is changing with it.

Barney is soaking up every last minute of beach season...ears, wind and all 🐾🌊

Around here, we know the rhythm of the island changed with the calendar.

Dogs are welcome on LBI beaches in the quieter months, but in just a couple of days now, the restrictions begin.
