R.E.A.L. Update for Shore Property Owners
If you are thinking about buying, selling, renovating, rebuilding, or investing on LBI or the surrounding mainland, this is an update worth understanding.
NJDEP has announced a proposed one-year extension of the R.E.A.L. “legacy” period, moving the deadline from July 20, 2026 to July 20, 2027.
In plain English, certain projects may have more time to qualify for review under the prior rules.
But this is not a repeal.
R.E.A.L. is still part of the shore real estate conversation, especially for properties involving flood zones, elevation, CAFRA, renovation, new construction, or redevelopment.
The bigger takeaway: don’t panic, but don’t ignore it.
For buyers, sellers, builders, and investors, this is another reminder that due diligence matters. Plans, timelines, costs, and buildability all need to be understood early.
