USA: SoCal Rents Rose in Just 22% of Cities
As someone deeply rooted in the Long Beach, LA County, and Orange County real estate markets, I keep a close watch on local trends to help my clients make informed decisions. A recent look at rental listings across 41 Southern California cities reveals that landlords only raised median asking rents in nine of those markets—just 22% overall. In these select cities, one-bedroom rents averaged $2,000 (up 3% year-over-year), while two-bedrooms averaged $2,700 (up 4%), with student-driven demand possibly growing as the school year approaches. Notably, San Marcos ($2,430), Encinitas ($2,950), Oceanside, Orange, and Riverside all saw one-bedroom rents climb 3% in current listings. Meanwhile, a recent uptick in construction and softer demand means many landlords are working harder to fill vacancies, giving renters more choices throughout Southern California. Some of the steepest rent drops appeared in areas like Lancaster, Redondo Beach, Coronado, West Hollywood, Pasadena, Oxnard, LA, Glendale, and Burbank—especially in markets near wildfire zones where earlier rent spikes have now eased.
