Why Buyers and Sellers Are Stuck
Navigating the Chicagoland market right now feels like a delicate balance. Higher mortgage rates are causing many buyers to pause, as monthly payments become tougher to manage—and that’s leading to fewer pending sales. I’m seeing more people take a step back from making offers, hoping for a better opportunity. On the other side, many homeowners are holding onto their current low-rate mortgages, which means fewer new listings for buyers to consider. This standstill leaves both sides waiting for conditions to shift—buyers are searching for affordable payments, while sellers hesitate to part with their great loan terms. As someone who’s passionate about helping people find their perfect home, I understand how challenging this moment can be. My goal is always to provide my clients with the insight and guidance they need, whatever the market brings.

More Homes Hit the Market as Demand Cools
We're seeing a subtle shift in the housing market: over the four weeks ending August 23, new listings across the US edged up 0.4% week-over-week, and total homes for sale increased by 0.5%, reaching their highest levels since early spring. At the same time, pending home sales dipped by 1.1% to a six-month low. With mortgage rates hovering around 7%—the highest in over a year—and the median home-sale price up 1.9% from last year to over $400,000, many buyers are pausing their search.

For active buyers, these conditions open up new possibilities. Rising inventory and softer demand are creating spaces for negotiation—whether that's a price reduction or added concessions. Experts point out that homes lingering on the market for a few weeks often offer the most leverage, while sellers who set realistic prices are seeing better results than those aiming for last year’s highs.

As someone deeply committed to guiding clients through every market shift, I see firsthand how important it is to stay informed and approach each move with the right strategy. Whether you’re buying or selling in Chicagoland, understanding these trends can make all the difference.

US Home Prices Face Real Value Erosion
Navigating today’s real estate market means understanding more than just rising home prices. In Q2 2026, while US home prices continued to increase on paper, one key federal index actually stayed flat from mid- to late-quarter after seasonal adjustments. Nationally, yearly appreciation edged up to about 1.5% in late Q2—an improvement from 1% in mid-Q2, yet still trailing inflation, which stood near 3.5%. What does this mean for buyers and sellers? After adjusting for inflation, real home values declined for the 13th month in a row, though the pace of this erosion has begun to slow thanks to lower inflation and steady nominal gains. Remarkably, one federal measure has recorded positive annual appreciation every quarter since early 2012, underscoring the resilience of nominal home prices even as purchasing power shifts. As we move into the second half of the year, affordability remains a pressing concern, with typical monthly payments on existing single-family homes rising again—making it especially challenging for first-time buyers. My commitment as a real estate professional is to guide clients through these complexities, helping them make informed decisions in a market where every detail matters.

Ranked: Housing Costs in Every U.S. State in 2026
It’s fascinating to see just how much housing costs can differ across the U.S. For example, Hawaii tops the list at 302.4, while Oklahoma is the most affordable at 66.9. States like Massachusetts, D.C., California, and New York are among the priciest, whereas much of the South and Midwest remains more budget-friendly. As someone who’s dedicated to helping clients navigate these differences and find the right fit here in Chicagoland, I understand how local factors impact affordability and decision-making. Making sense of these numbers is just one way I aim to provide clarity and ease throughout your home journey.

Have payments on newly purchased homes in the U.S. dropped?
As someone who’s passionate about helping clients find the perfect fit in today’s market, I keep a close eye on what’s happening with home affordability. The latest numbers show the national median mortgage payment for new homebuyers has dropped to $2,175—although that’s still 2.2% higher than this time last year, with mortgage rates averaging 6.66%. It’s interesting to see how affordability varies across the country: Idaho and Nevada are currently the least affordable states, while Louisiana and North Dakota offer the most accessible entry points for buyers. Whether you’re weighing your options locally in Chicagoland or curious about national trends, understanding these shifts is key to making informed decisions.

Canadian Tariffs Inspire Innovative Home Building Solutions
Navigating the path to homeownership can feel overwhelming, especially with recent shifts in the market. One significant factor impacting the cost of new homes is the 50% tariff on Canadian softwood lumber, which has pushed up new construction costs by over $10,900—$4,900 of that just from lumber alone. Add in rising wages and ongoing supply challenges, and we're seeing fewer new homes being built and a noticeable strain on available labor. As someone committed to guiding clients through every step of their real estate journey, I understand how these changes can influence both buyers' budgets and the overall experience. Staying informed is key to making confident decisions in today’s ever-evolving landscape.

US Confidence Hits Seven-Mo Low
Lately, we’ve seen a shift in national confidence—while many Americans felt more positive about the present in mid-Q3, overall outlooks for income, business, and jobs grew more cautious. The present-conditions index climbed about 7 points to 121, but the expectations gauge slipped roughly 6 points to 68, dipping below a level often linked to recession concerns. Job cuts—23,000 positions shed in early Q3—and a near 4% unemployment rate reflect more people stepping out of the workforce, rather than new hiring gains.

For homebuyers here in Chicagoland and beyond, these broader trends are meaningful: even as confidence softened, expectations for homebuying eased only slightly and continued to rise. Around 61% of consumers still think interest rates will go higher, and with federal rates staying steady, borrowing costs are likely to remain elevated through year-end.

Guiding clients through these changing conditions is always my priority. My commitment is to provide clear, knowledgeable support so you can make decisions with confidence—no matter what the market brings.

More Homes Hit the Market as Demand Cools
We're seeing a shift in the housing market: over the four weeks ending August 23, new listings across the US inched up by 0.4%, and the total number of homes for sale climbed 0.5%—the highest since early Q2. At the same time, pending home sales dipped by 1.1% to a six-month low, as elevated housing costs kept many buyers on the sidelines, even with more options available. The median US home-sale price rose 1.9% year-over-year, now above $400,000, and average mortgage rates are hovering near 7%, at a 13-month high. These conditions—rising inventory and softer demand—are beginning to favor buyers, offering more negotiating power and the chance for price cuts or concessions, especially on homes that have been listed for several weeks. For sellers, realistic pricing has become key to attracting serious interest, rather than holding out for prices seen in previous years. As someone dedicated to guiding clients through every step of the buying or selling process in Chicagoland, I’m always keeping an eye on these trends to help you navigate this evolving market with confidence.
