What can't you change about a house?

The location📍

And what makes the location “good”?

In my opinion, it makes everyday life a bit more easy.

From 13616 Topaz Place you are about 4 min from Barefoot Lakes, 7 min from the new Target and 11 min from Mead High School + the brand new K-8 Big Sky.

And then there is the part that you can’t quite see on the map. The open space, lake and mountain views from the back deck.

When you need to head down to Denver or go shopping up North, I-25 is quickly accessible to hop on and get where you need to go.

Close enough to things you will actually use without feeling like you live in the middle of it all.

I listed a home earlier this year and noticed just how perfect their doors were. I know, funny thing to notice 😂

My seller told me that they go around their house and touch up their paint every year!

And I immediately thought about the doors at MY house that I haven’t touched in 10 years. 😂

When I got home, I quickly noticed all of the fingerprints, scuffs and years of “life” on our doors, so off to the paint store I went!

I ended up painting every interior door in our house myself and decided to update the hardware while I was at it. I taught Cooper how to use a power tool and he replaced all the door handles for me. ❤️

Wow. The difference it made!

Freshly painted doors + updated hardware made our entire house feel cleaner, brighter and more updated. And it was SO simple.

So here is my friendly reminder (to myself as well!)

Don’t wait until you’re getting ready to sell to do all the little projects that make your house feel better.

Paint the doors.
Change the hardware.
Touch up the trim.
Fix the little things you’ve stopped noticing.

Do them now, while YOU still get to enjoy them.

Apparently, sometimes the Realtor gets inspired by the seller. 🫶🏻

Is anyone else tired of all the fake? Everything is starting to look the same.

When I’m online now, I feel like I have to run everything through a filter in my head…

Is this real?
Is this AI?
Is this true?
Does this person actually believe this?
What are they trying to sell me and how much are they getting paid to say that?

And honestly, it’s exhausting.

I look at the real estate industry and feel the same way.

The descriptions are cheesy and somehow all the same. Every house has an “open floor plan,” “incredible potential,” and apparently you better MOVE QUICK because this one definitely won’t last. 😂 I just get more and more annoyed at my own industry.

I’ll be the first to admit, I’ve done all of this...

But lately, I feel a shift.

I think people are hungry for what is real.
For real conversations.
For someone to tell them the truth.
For real human interactions.

I’m tired of the perfectly polished, overly edited, manufactured version of everything being blasted at us all day long.

There is a place for professional marketing, yes. And believe me when I say I care about that!

But, the fake is taking over the internet and I don’t want to contribute to more of it.

There has got to be a better way...

And it's probably not found on social media. ✌

One of the things I love most about real estate is that I'm not just selling houses here, this is home for us too. 🤍

These are a few of the Longmont places that have become part of our everyday life.

Coffee with friends, summer golf, long walks with a mountain view... these are the little things that make a place feel like home.

10 years in real estate.

I think back to that girl going through real estate school with 4 kids, 7 and under (Coop was a brand-new baby!) At that point, I had already been helping David behind the scenes in real estate for almost 10 years.

It was time for me to make a move and take over the residential side of our business, so I jumped in and stepped forward.

Over this last decade, I've had the privilege of helping hundreds of families buy and sell homes, each with their own unique story.

All the while, a lot was happening in my own home too.

Our kids have grown up. Life has taken several dramatic turns I never imagined we'd face. It's always been "full" and these four kids have always been my
"why". They're the reason I chose to get into real estate in the first place and the reason behind so much of what I do.

When I help a family, I think about them.

Yes, real estate is typically one of the biggest financial transactions we'll ever make. But it's so much more than that.

It's where you raise your kids.
Where you gather friends and family for the holidays.
Where you welcome people in.
Where you find your own safe haven.
Where you care for your loved ones.
Where memories are made.

And lately, I feel like I'm stepping into a new season.

A new season of my business.
A new season personally.
And a new season of watching and trusting what God has in store for us.

To every family who has trusted me over these last 10 years — thank you.

Thank you for allowing me to be a small part of your story, your legacy, and your changing seasons. 🫶

Here's a peek into my reality some weeks...

We got David's sweet grandma "Gigi's" home successfully to the closing table! This was a bittersweet moment as I know this transition for her wasn't an easy one. Saying good bye to her lifelong love just a few months ago created a ripple of life changes that can make it all just a bit more tough. Grateful I got to witness my in-law's navigate this process and take such good care of her! 🩷

I also lost both a listing and a buyer. After several months of navigating the market, we weren't able to make it to the closing table for a few reasons. These moments are the parts of our job I think people don't realize. You do all the work, you spend the money for marketing and in the end you may not get paid at all. The golden lining of this though is I got to know this family throughout the transaction and their hearts and their faith in God kept us working towards the same goal. I told them, I've been doing this long enough to know sometimes the re-direction or the closed doors don't make sense in the moment but God's hand is always at work and hindsight is always 20/20. They gave me the absolute sweetest gift!! Made me cry on the spot (not even joking). I'll put a picture of it in my comments and let me know if you have any idea why it made me cry 🥹 These are the hearts of the people I get to help.

And finally, I closed an out of state Buyer. At our final walk-through the yard was completely dead, I don't think it had been watered all summer (it's been a HOT one) and there were weeds everywhere! In the end, closing got pushed out a couple weeks, she got new sod throughout and a fully cleaned up and trimmed up yard. Those conversations are not fun to have, having to scramble to adjust loans/ rate locks, moving plans... all the things. These are some of the puzzles we figure out but in the end it feels good to present her with the home the way she deserved it.

And.... that was just the last couple days 😅

Who is next? What will your story be? The high's and the lows, the mourning and celebration... I'm here for it all 🫶
