The national 🇺🇸 real estate market is not one story. It is four...and each one is moving differently right now.

Office 🏢 vacancy hit 17.7%, near a record high. If you are leasing commercial space, this is a negotiating window. Landlords are cutting deals to keep buildings occupied.

Multifamily 🏠 new construction dropped 26%. Less new supply coming means the correction window for investors is narrowing faster than the headlines suggest.

Retail 🛒 holds the tightest vacancy of any sector right now. General retail is outperforming what most people expect. Limited new supply has kept it that way for years.

Industrial 🏗️ peaked and is now correcting course. The gap between supply and demand is closing, but logistics properties are still carrying most of the sector's demand.

Knowing where each sector stands gives you an edge, whether you are leasing, buying, investing, or simply watching the market.

Your client wired the money, but the title company never got it ⚠️

This is happening to buyers, right now, in Texas. Wire fraud doesn't announce itself...it hides until closing day when everything is on the line.

The solution is simple: have your client call the title company directly before sending a single dollar. There's even a form for it: TXR 2517 📋. Every agent should be using from day one❗

Share this with someone buying a home this year. It might be the most important thing they read before closing.
