After more than 20 years in Los Angeles real estate, including many years with Bulldog Realtors in Venice, I’m returning my focus to the communities I know and love most: Venice and Santa Monica.

I bring deep local knowledge, decades of Westside experience, honesty, persistence, and personal attention.

My goal is simple—to become the person Venice and Santa Monica homeowners call when they need clear advice about selling, buying, downsizing, inherited property, or simply understanding what their home may be worth.

No pressure. No corporate sales pitch. Just straightforward guidance from someone who knows the Westside and cares about you and your home.

Today I walked my dog around Venice and listened to the music coming from some houses and felt the breeze on my face . The weather was perfect. Venice is an amazing neighborhood; close to the beach and has some of the best shopping and restaurants. If you’re thinking of moving to Venice let me know .

I’m actually wrapping up my time teaching this month because I’ve been brought into Flow, a boutique firm here that focuses specifically on high-discretion asset liquidations, trusts, and family court compliance. Because of my paralegal background, I’m helping them handle the high-net-worth file audits where privacy and strict legal timelines are critical.
If you or anyone you know are going through probate and need guidance I’m here to help navigate.

A Pool by the Beach in California

There is something special about living near the ocean and still having your own private pool.

In Venice, where outdoor space is limited and privacy is priceless, a single-family home with a pool becomes more than a luxury. It becomes the ultimate California lifestyle.

Morning coffee by the water. After
noon swims without leaving home. Evening entertaining under the coastal sky. The beach is nearby, but the pool gives you privacy, comfort, and everyday ease.

A few Venice single-family pool homes currently on the market:

• 1314 Preston Way — $2,895,000
3 beds, 2 baths, approx. 1,611 sq. ft., heated pool and spa.

• 746 Milwood Ave — $14,950,000
5 beds, 7 baths, approx. 6,459 sq. ft., private resort-style setting on a rare larger lot.

• 649 Palms Blvd — $16,500,000
8 beds, 6 baths, approx. 6,719 sq. ft., restored Craftsman property.

And there may be another Venice single-family pool home coming soon.

For many buyers, a pool by the beach is not just an amenity. It is the dream: sun, space, privacy, and resort-style living at home.

Venice Beach Single-Family Home Market Update 🌊🏡

Venice Beach remains one of Los Angeles’ most desirable coastal single-family home markets. Current public market data shows Venice/90291 single-family homes generally selling in the $2M+ range, with many active listings reaching the mid-$2M to $3M+ range, depending on location, size, condition, and proximity to the beach, canals, Abbot Kinney, or east of Lincoln.

The takeaway: Venice is still a premium lifestyle market — but buyers are more selective. Correct pricing, beautiful presentation, and strategic marketing matter more than ever.

For sellers, your equity may still be very strong.
For buyers, longer market times may create negotiation opportunities.

Venice is more than a neighborhood — it’s a lifestyle: the beach, the canals, walkability, architecture, creative energy, and long-term Westside demand.

Curious what your Venice single-family home may be worth in today’s market? Message me for a private home value review.

Not every home sale happens because someone simply “wants to sell.”

Sometimes a family is dealing with the loss of a loved one.
Sometimes a property is tied up in probate.
Sometimes heirs do not know where to begin.

Probate real estate requires patience, sensitivity, and the right guidance.

There may be court timelines, family decisions, documents, property clean-up, repairs, valuation questions, and emotional stress all happening at the same time.

As a Los Angeles Realtor with a real estate background and paralegal training, I understand that these situations need more than a regular sales approach. They need care, organization, and clear communication.

If your family is dealing with a probate property in Los Angeles, I would be happy to help you understand the next steps.

— “What’s Happening in LA Real Estate?”

A lot of Los Angeles homeowners are asking the same question right now:

“What is really happening in the market?”

The truth is, LA real estate is not one simple market. Every neighborhood is different. Every home is different. Every seller’s situation is different.

Some homes are still getting strong interest.
Some homes are sitting longer.
Some buyers are being careful.
Some sellers are adjusting their expectations.
And some homeowners are realizing this may be the right time to make a move.

The most important thing is to know your numbers before you make a decision.

What could your home sell for?
How much equity do you have?
What would you walk away with?
Where would you go next?

I’m offering private Home Value & Selling Options Reviews for Los Angeles homeowners.

No pressure. No obligation. Just honest information so you can understand your options.

Message me if you want to know what your home may be worth.

Are you living in a home that feels too big now?

Many homeowners in Los Angeles are thinking about downsizing — not because they have to, but because they want a simpler life.

Less maintenance.
Lower expenses.
More freedom.
A fresh start.

If you have owned your home for many years, you may have more equity than you realize.

Before making a decision, it is important to understand your home value, your selling costs, your tax questions, and where you would go next.

I help homeowners think through these decisions carefully and realistically. #@

Thinking about selling your Los Angeles home?

Before you make any decisions, ask yourself:

What is my home worth in today’s market?
Would I make more selling now or waiting?
Where would I move next?
How much equity do I have?
Would downsizing make my life easier?
Could selling help me reduce stress, expenses, or responsibility?

Selling is not just a real estate decision. It is a life decision.

If you want to talk through your options privately, message me.
