Gut feel is valuable. But in today’s market, you have no excuse for not checking the data.

Neal Bawa makes the case that AI has changed how quickly investors can get the information they need.

What used to take hours, days, or weeks can now take minutes.

You don’t have to become a data analyst.

You just need to spend five minutes getting the data that can make your gut feel better. 📊

$3 million of personal money tied up in projects that can’t be built.

That’s the reality Neal Bawa is navigating in today’s development market.

Projects that worked three years ago no longer pencil.

Teams have been reduced. Projects have been canceled.

And in some cases, the smartest move is accepting that the capital won’t produce a return for the next 2 or 3 years.

The bigger lesson? Stop forcing deals that don’t work.

There are still opportunities. You just have to be much more selective about which ones make sense. 📊

The right book can save you years of learning the hard way. 📚

After 35 years in real estate, these are a few books I’d actually recommend to investors who want to understand the bigger picture, not just chase the next deal.

From how you think about money to how you evaluate properties, build cash flow, and invest beyond your backyard, each one has something worth taking away. 🏡📈

And yes, I included my own free eBook too. 😉

Which real estate investing book would you add to the list? 👇

I think this is where the conversation gets really interesting.

We tend to build the way we’ve always built because it’s familiar. But Eddie is showing us there are other options worth understanding.

ICF. Steel. Different materials, different tradeoffs, different reasons to use them.

I’m not saying one method is right for every project. I’m saying we should know what’s available before we decide. 🏗️

If I can build something that feels like a home people already know, but potentially performs better, I want to understand why we wouldn’t consider it. 🏡

That’s really the question behind ICF and cold-formed steel.

These methods have been used in other parts of the country and around the world. So why is Southern California still so attached to stick-built construction?

Maybe it’s time we start asking better questions about how we build.

For a long time, people told Eddie these alternative building methods were crazy.

Now?

The cities are open to them. Contractors are open to them. Clients are asking for them.

That shift is interesting to me.

Because sometimes an idea isn’t wrong. It’s just early.

And when the market finally catches up, the people who were willing to keep learning are already ready for it. 🏗️

I’ve owned real estate for 40 years, so when someone tells me a building method is better than wood, I’m going to ask questions. 😂

And Eddie had some interesting answers.

Pests. Mold. Fire resistance. Construction efficiency.

It made me look at something I’ve been familiar with for decades from a completely different angle.

That’s one of my favorite things about these conversations. You can invest for years and still find something new to learn. 🏗️

Their house was still on fire when they called Eddie.

Within days, he was helping them create a plan to get back home, starting with an ADU. Two weeks later, the drawings were submitted, and their project became one of the first 10 to receive a permit in the burn area.

In moments like this, having the right person in your corner matters. 🏡

Sometimes the job isn’t just about designing a home. It’s about helping your clients find a way forward when everything changes.

The best projects aren’t about the architect. They’re about the client.

Eddie shares why he’s willing to put his ego aside, listen to what the client needs, and let the project develop its own identity.

You can still see a little bit of the architect in the work. But the goal is to build something that feels like theirs. 🏗

It looks like a normal home from the outside. But what’s inside the walls is completely different. 🏡

Eddie breaks down ICF, insulated concrete forms, and why this building method is getting attention for its insulation, strength, and fire resistance.

Think of it like building with Lego bricks, then filling them with concrete and rebar.

A different way to build can make a big difference in how a home performs. 🏗️
