In late 2019 I decided go move forward with a goal I had for awhile and got my real estate license. Then 3 months later, Covid-19 shut the world down. I regretted it and wanted to just give up before I even started. But I continued to learn the business of real estate while in isolation in 2020, then in 2021 things picked up tremendously. I want to thank my family and friends who entrusted me to make their real estate dreams a reality. Thank you to my wife for endless support and encouragement. This is only the beginning as I continue to improve my business and set new goals & standards for myself. 2022 will be an even better year than my "redshirt" rookie year.

Another closing! Helped my co-worker purchase his first property. They say every escrow is different and this one presented its own complications. Half way through escrow, the lender my client decided to work with was having issues funding the loan. Closed my first multi-unit income property this past Friday. Only 10 days on the market and sold at asking price. It was very different from the single family homes I'm accustomed to listing but I learned a lot. The knowledge gained from working various properties will only make me a better realtor for my future clients. Thankful my client gave me this opportunity. Piece of advice to any newer agents, hand your business card to EVERYONE you come across because you never know who will become a future client. That's how I was able to get this client. When the market for buyers is as competitive as it currently is and your offer is countered along with other offers that is a good thing. This means the seller likes your offer but it also means they liked other offers as well. So it is important to remember that you're competing with the other "finalist" to get your offer accepted. Be a aggressive when making your best and final offer to ensure there is no "what if" even if the seller goes with another offer. When submitting an offer on a home, anything can be negotiated into the purchase agreement. Certain items that are not affixed to the property such as refrigerators, washers, dryers and furniture (as long as it's the sellers furniture and not a staging company) can be asked to be included in the purchase of the home. Other items that are affixed such as chandeliers, ceiling fans, outdoor shed etc. the seller could say are excluded from sale. Meaning they want to take those items with them. But even then, if you really like that particular item we can ask the seller if it can be negotiated within the contract, better known as the residential purchase agreement. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Searching for a home in a competitive buyers market can get frustrated at times. Here's some tips to remember that can help make the process a bit easier.

1. Be consistent with your showings. Have at least 1 day dedicated to going out and looking at homes. Viewing home in person is a great way to invision whether this could be your home or not.

2. Keep an open mind. Finding that "perfect" home with every must have on your list may take a long time or in some cases never happen. When a home meets the must important requirements, don't be so quick to disregard it because you're still searching for the perfect home.

3. Submit multiple offers. Don't let the idea of submitting more than one offer at a time scare you. If you like three homes, submit on all three. Because if you submit only for one, you may never get the opportunity to go back and submit on the other.

When listing your home for sale, it is important for you (the seller) and your realtor to discuss a strategy for pricing. The ultimate goal is to get your home sold as quickly as possible [either] or hopefully above the market value. The best way to accomplish this is by appropriately pricing the property through a comparative market analysis. I will research the price at which similar homes are sold and how quickly they were sold. As well as research similar homes that have not sold and have been sitting on the market for quite some time. Then we will set a price point that will establish great interest among qualified buyers to view your property because more views mean more offers in a shorter period of time. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

When searching for a home, especially in a competitive buyers market it is wise to submit offers on any home you like and be willing to buy. For example, if I take a client out and we look at 10 properties and they like 3 of them. But one was like their favorite out of those three, I advise them to submit on all three properties still. Reason being is because there is no guarantee we get their offer accepted or countered if we only submit for one. While in the meantime, we likely will miss the window of opportunity to submit on the other two properties. Sunday Funday!! I was getting questions about what are contingencies and how do that work once you open escrow as a buyer.

1. Home inspection - The buyer hires an inspector to find what repairs need to be made then, your realtor negotiates with the listing agent on your behalf to get repairs done or have seller give credits towards the purchase price.

2. Appraisal - An appraiser goes out to the home and looks at things such amenities, features, square footage etc and compares it to similar homes that are listed or recently sold to determine value. This helps to prevent buyer from overpaying and some loans require an appraisal, while other loan types can waive this contingency.

3. Loan - Finally the end of escrow, after the buyer has signed loan documents completely and sent back to lender. The lender will get it underwritten and funded meaning they wire the money to escrow and escrow will disperse funds accordingly. Now your a home owner and your realtor will deliver your keys!!!
