Rising seven stories along Elmer Avenue near the North Hollywood Metro, this 84-unit mixed-income community is fully entitled under TOC Tier 3, leveraging density incentives to provide a blend of market-rate and affordable housing. The design expresses a modern urban aesthetic, combining vertical fiber cement panels with warm simulated wood siding to create a dynamic, textured façade. Thoughtfully integrated amenities include a landscaped rooftop deck, open-air courtyard, and one level of subterranean parking—all designed to foster community and connection in a transit-rich neighborhood.

We’re honored to share that JZA is the architect of record for the City of Los Angeles’ first project approved under the groundbreaking CHIP ordinance. This 219-unit mixed-income community features active ground-floor commercial space, two levels of subterranean parking, and an array of resident amenities thoughtfully arranged across three landscaped courtyards and multiple rooftop terraces. Designed to foster connectivity and neighborhood vitality, this contemporary development aspires to serve as a catalyst for future growth in the heart of Valley Village.

Introducing a refined vision of community living in the West Hills neighborhood of Los Angeles — this five-story, 100% affordable senior housing development features 332 thoughtfully designed apartments, supported by ample on-site parking to ensure comfort and convenience for residents and visitors alike. The architecture draws inspiration from Mediterranean traditions, with a stucco façade, articulated massing, and elegant arched openings that create a welcoming and timeless aesthetic. This project is a vital step toward inclusive, dignified urban living for our senior community. 🌿

Proud to unveil our first collaboration with LOGOS Faith Development and St. Rest Baptist Church — a 62-unit affordable housing project in South LA. Rooted in dignity and community, the design employs a restrained material palette and rhythmic facade articulation to deliver permanence, equity, and clarity. Every unit is reserved for residents at or below low and moderate income thresholds — housing as an act of care, and architecture as a tool for justice.

Rising at the dynamic intersection of Washington Place and Sawtelle Boulevard in , our 80-unit, 100% community is designed to re-energize a long-vacant lot with purpose and presence. The building’s ground level will feature integrated commercial space—ideal for social and supportive services—paired with convenient parking to enhance community access. A palette of warm brick at street level transitions to crisp fiber cement siding above, crafting a contemporary yet grounded façade that respects the neighborhood’s evolving character. Construction is slated to begin in Q2 2026—stay tuned as we bring this vision to life.

Our in-construction Missouri Ave apartments is a 43-unit affordable housing development. Located steps away from Sawtelle Boulevard and major bicycle corridors, an amenity space for the storage and maintenance of bicycles was desired by the Developer. Important in all multifamily projects, an emphasis on tenant ammenities is too-often overlooked by developers. We're excited to see how these spaces evolve and promote healthy urban living.

Fully entitled! This 100% affordable housing development in Glassell Park, Los Angeles, has received planning approval for 141 units. This marks our ninth project approved in 2024. The approval process, however, faced unforeseen challenges when the City of Los Angeles revised its policy on incentives and waivers for affordable housing developments seeking a state Density Bonus. The new policy, which impacted numerous projects across the city, necessitated significant design revisions late in the process.

As a result, the project was scaled back from eight stories and 155 units to seven stories and 141 units. Despite these setbacks, we successfully navigated the approval process. The final design incorporates a balanced mix of one- and two-bedroom units, with most featuring private open space and balconies. Construction is anticipated to commence in late 2025.
