Mary Cummins speaks to local community groups and students about respecting wildlife and humane wildlife control. Mary Cummins is also a Humane Nuisance Wildlife Control Operator. Mary Cummins has written manuals on small mammal rehabilitation besides numerous other articles on wildlife. She uses most of the profits from her real estate work to fund her animal rescues. How insane! Poor city attacks rich city because they want to steal their hard earned resources. The reason the rich city is rich is because the city and inhabitants worked hard for many years spending their own money to make it rich and nice. The poor city can work hard to make their own city rich but instead they suggest raiding, pillaging the rich city. Next up Watts will attack Beverly Hills for being rich.

I'm taking a seven hour UAD class to renew my license. Already watched some videos. It looks like there is a lot more information needed but in reality the form just offers a lot more specific options for different types of properties. Then I got to the income property section. We now need to provide rental comps for each unit of the subject property! It's like doing 2-4x the work for 2-4 units. I would always make sure my rental comps had a similar mix or add extra comps but now I have to do full separate analysis for each unit. Here's a slide from the presentation. This is going to take a lot longer. They better pay more or I'll decline. .6 #3.6

Just a heads up. If you use automatic software to fill in FEMA map zone, just know that the software only pulls the first zone. If it's in a multizone area, you will only get the first zone. The first zone might not be the riskiest zone. The property could be in a riskier flood zone that needs insurance.

Beware of "vacation brain" when you want to buy real estate where you just vacationed. "Vacation brain" is the relaxed and creative mindset that hits when you break your everyday routine. It drops your cortisol stress levels and floods your brain with dopamine and serotonin. It makes you think "wow, great town. I should move here. It'd probably be like this every day!" This is how they sucker people into buying time shares.
