Preparing this beachy bungalow for the market was a thrill. Originally listed with another agent, this property remained stagnant for six months last year. Initially priced at $2.2 million for three months, it later dropped to $2.1 million, yet failed to attract any offers. It was evident that a more realistic price, just under $2m would have been necessary.

Referred by a client, the seller sought my assistance. We strategized and implemented cost-effective solutions, investing just over 20K ($20,409) in cosmetic upgrades, landscaping, and staging.

Our strategic approach paid off. Multiple offers came in just shy of the average days on market, landing us under contract at the full asking price of $2.195m. Though adjustments were made due to inspection issues, ultimately settling at $2.145 million, the seller was delighted with the outcome. Our collaboration exceeded expectations, marking a significant success!

Repair cost estimated to be 20K-25K
After Repair Value or (ARV) will land around 300K

If I can keep my repair costs at or below 24K, my ROI (return on investment) will be 30% or greater!

To sweeten the pot, I will be able to rent this baby out, and my expenses will be covered plus some! Income - expenses = Cash Flow.

My goal is always to buy under market value, increase the value with a smart rehab (force the equity), rent it out (with my expenses covered plus some cash flow), and then refinance (get a new loan on the new value of the property, leaving 20-25% in the deal and pulling out the rest). Note: You would want to refi to a rate that makes sense. If you want to use your trapped equity to invest in another property, look into getting a HELOC.

INFINITE RETURN = When you no longer have money in the deal (were able to pull out an amount equal to or greater than what you originally put in) but you're still receiving the benefits of cash flow and other returns.

The greatest return of all for me is the time spent and the memories made with my dad while we build together and create together, as we take one step closer toward financial freedom. What more could you ask for?
