Invest in real estate sooner.

Home equity isn’t just a number on paper—it’s one of the most powerful wealth-building tools available to homeowners. Yet, so many people don’t maximize it.

1️⃣ Pay Down Your Principal Faster – Making just one extra mortgage payment per year or switching to biweekly payments can shave years off your loan and build equity at an accelerated pace.

2️⃣ Invest in Smart Renovations – Not all home improvements boost value. Focus on kitchen remodels, bathroom upgrades, energy-efficient improvements, and curb appeal enhancements—these offer the highest return on investment.

3️⃣ Leverage Market Appreciation – In strong markets (like LA), home values naturally rise over time. Holding onto your property in a growing area can passively increase your equity.

4️⃣ Refinance Strategically – If interest rates drop or your financial situation improves, refinancing into a shorter loan term (like 15 years) can help you build equity significantly faster while saving thousands in interest.

5️⃣ Be Cautious with HELOCs & Cash-Out Refinancing – A Home Equity Line of Credit (HELOC) or cash-out refi can be useful for reinvesting, but overleveraging can put you at risk if market conditions shift. Treat your equity as an asset, not a checking account.

Why does this matter? Because real estate isn’t just about where you live—it’s about long-term financial growth. Managing your equity wisely gives you options: whether it’s upgrading your home, investing in more properties, or securing a stronger financial future.

No one warns you that buying your first home feels a little like leveling up in real life.

One day you’re talking rent prices… the next you’re comparing interest rates and realizing,
“Oh wait—this might actually be possible.”

That’s the magic of homeownership:
equity, stability, freedom, and a whole new kind of confidence that shows up the moment you step through a door that finally feels like yours.

If you’re dreaming about a first home in LA this is your gentle nudge. You’re more ready than you think — and you don’t have to figure it out alone 😉

This one was featured in Architectural Digest, and walking through it, I understood why.

Carlos Mota took this 1930s Spanish in The Oaks and layered in color and pattern without losing a single original detail. Hand-painted wallpaper in the dining room. A Juliet balcony off the living room. Arches leading you into the kitchen and a breakfast nook that feels like its own little world.

I didn’t want to leave.

The choices here are bold, and bold usually narrows down who this house is for. But something about it felt less like a house and more like stepping into a work of art. The kind of place you get to be part of and live inside of, something that inspires you daily and brings out the whimsical part of life.

Upstairs, the primary suite opens through French doors to a bath with a freestanding soaking tub. A generous sized bedroom has been made into the closet of my dreams and it’s just as it should be.

A very special person is going to buy this very special home.

Listed with Rogers + Stellini + Ritt | Compass Open this weekend, Saturday and Sunday, 2 to 5.

For this round of Ask the Realtor, I answered every question the same way I would if my own money were on the line.

Not based on what’s trending or what photographs best online. But based on what I genuinely think holds stronger long-term value in Los Angeles real estate right now.

And honestly? A lot of the answers came down to fundamentals.

Location still matters.
Schools still matter.
Walkability matters.
Flexibility matters.
Having these in mind as you shop for a home is how you make smart and still personal choices.

Feeling sells a house.
But smart buyers still need to buy smart.

Also don’t underestimate the Valley right now. A lot of buyers are being pushed there by affordability, but staying because the lifestyle actually works.

Curious which answer people agree or disagreed with most 👀

The truth about open houses: they’re for sizing up the competition, giving buyers a first look, and finding all the mirrors to be cute in.

There’s a house on a tree-lined street in Eagle Rock that still has its original hardwood floors, built-in wood cabinetry, and a fireplace that actually works, not just decorates and if you’ve been house shopping in LA, you know this is rare.

1718 Hill Dr is a single-story mid-century ranch, two bedrooms and two baths across 1,768 square feet. Outside there’s a wraparound deck under a pergola, mature landscaping that’s clearly been loved for decades, and a two-car garage. Walk to Colorado Boulevard for coffee or dinner whenever the mood hits.

Listed at $1,595,000.

Listed by Justin Setareh (Justin Setareh) and Scott Harvey (Scott Harvey), Figure 8 Realty (Figure 8 Realty).

This is the kind of house that doesn’t ask you to imagine anything. It’s already lived in well.

There’s a house in the Garvanza pocket of Highland Park listed right now at $1,495,000, and for that number you get a fully reimagined 1946 home with restored original wood windows, an original fireplace, custom cabinetry, marble and microcement finishes throughout, a primary suite with its own Juliet balcony, a pool and spa out back, and a detached studio ADU with its own kitchen and bathroom. That price, for everything actually sitting on that lot, is one of the more incredible numbers I’ve come across in a while.

But the part I keep coming back to isn’t the finishes, it’s the timing. These sellers are doing exactly what I’d tell a client to do right now, they’re going to market and framing it around creating momentum in a buyer’s market, and that’s not a lucky guess, that’s a genuinely smart read on where things actually stand. Buyers have more room right now to negotiate, more time to actually think a decision through, and sellers who understand that are the ones moving instead of waiting around for the market to feel more comfortable.

None of that means a house like this is out of reach for you. It means the sellers paying attention are acting on real information instead of vibes, and the buyers who do the same are the ones who end up in rooms like this one. Knowledge really is power here, know what’s actually happening before you count yourself out of anything.
