My buyers are super excited to get their home one day before the year ends. My clients are first time home buyers and wanted a home to take advantage of the low rates. Getting their offer was challenging but what was really challenging was fighting with appraiser with value. After a rebuttal and justifications on why our comparables make more sense we got value. This was a close one because sellers wanted to cancel and find another buyer. Nope. I will make it work. Listing agent was so helpful during this process. Happy Seller!!!! I received a call from seller asking if I can help sell their investment home. “Yes” The one issue they had was that they had tenants living in there and needed to close fast before the year ends (for tax purposes). I got involved talked to tenants and offered cash for keys. They were resistant but after negotiating a bit they agreed. Once we got in the house was left a mess. Seller completely fixed the house so nice and we put on the market. This home is recording today, one day before the year ends. We made it!!!!!! Buyer’s agent and lender were amazing to work with. Happy Seller!!! This escrow took a long time to close. Getting an offer and opening escrow was EASY. This complex is not FHA approved but you could get spot approvals on individual units and close with HUDs approval. Well......we are one week before closing and HUD does not allow us to close as the complex has exceeded their 10% capacity spot approvals. Soooooo instead of giving up we worked very hard with HUD and the association to get the whole complex approved... yes the whole complex. This process was very long and super duper detailed. I am extremely grateful for buyers agent in keeping their client motivated to wait and for my seller in being so patient. Now this WHOLE complex is FHA approved because of us. HUD is not joke, they require so much but we made it happen. I am also very grateful for the buyer’s lender that worked it all out. Seller is very happy this all worked out. Good thing it is now approved because I have another unit in this same complex in escrow that needs to go FHA. Sold!!! Buyers are ecstatic to get this home. When they first saw it they loved it but the competition was high and their home was not on the market. It was a long shot to get our offer accepted over all others, especially since our home was not even on the market yet. With constant reassurance to listing agent and a great offer we beat out everyone else. I am EXTREMELY happy for my clients. A long shot became a reality. 3rd time the charm! So we all know how hard it is to get an offer accepted right now, I did it 3 times, first two the buyers cancelled. This home was the lucky one... the buyers loved it and closed smoothly and successfully. I will always strive for the best even if I have to do it multiple times for one client. I am extremely happy that this was the home for them.
