🚧 The Santa Monica Architectural Review Board meets this week to review two mixed-use developments, including an affordable housing project under the Builder's Remedy.

The projects:

2919 Wilshire Blvd: An eight-story, 127-unit building with ground-floor commercial space and underground parking in the MUB zoning district.

1420-1422 20th St: An eight-story mixed-use building with 50 residential units, 10 deed-restricted affordable units, a 40-room hotel, and ground-floor commercial space. The project is proposed according to the “Builder’s Remedy” statute.

📢 A 450,000+ sq ft Office Project in the Arts District—No Residential?

This week, LA City Planning will review the Violet Street Creative Office Project, which focuses solely on developing office and retail space.

This 6.3-acre site will retain the historic Warner Music Group building (formerly the Ford Factory), adding a 13-story, 450,599-sq ft office building with ground-floor retail.

The project was initiated pre-COVID and underwent a multi-year EIR process. The project seeks a General Plan Amendment to shift zoning from Heavy Manufacturing to Regional Center Commercial.

We hear this question all the time! Planning entitlements and permits are both key to getting your project approved, but they serve different purposes – and understanding them can make or break your timeline.

🔹 Planning Entitlements – This is the "green light" for your project vision and plan, ensuring your project aligns with the city's zoning and land-use rules.

Depending on what is being proposed, you may need to request 'variances' to get your project the green light ✅

🔹 Permits – These confirm that your project is safe and up to code, allowing you to proceed with construction.

While it may seem like you should wait for your planning entitlement before applying, starting the permit process early is often better.
