Builders Adapt Homes to Buyer Payments
We’re seeing some notable shifts in the new construction landscape: In Early-Q3 2026, 53% of new single-family homes nationwide sold below $400K—up from 50% a year earlier. The median sale landed at $393.8K, while the average remained higher at $508.8K. This isn’t just about discounts; builders have been focusing on more entry-level, smaller homes, which has kept the average price elevated even as more buyers enter the market at lower price points. Homes in the $300K–$399.9K range made up about 34% of sales in Early-Q3, a jump from 28% just the quarter before. Meanwhile, the $400K–$1M bracket lost some ground, and ultra-luxury ($1M+) homes actually increased their share.

For buyers, sticker price is just the beginning. It’s essential to look beyond the headline number—consider price per square foot, lot size, HOA fees, taxes, insurance, finishes, builder incentives, and the all-important cash-to-close. As payment pressures remain high and new-home supply stays above resale norms, we expect builders to keep expanding their sub-$400K offerings across the country.

At the Hutzler/Grajcer Team, our detail-driven approach means helping clients look at every angle. If you’re weighing your options, we’re here to deliver the kind of insight and strategic guidance that make all the difference in a shifting market.

America's Top Housing Markets: What They Teach Us About Affordability and Growth
As real estate professionals rooted in Los Angeles, we pay close attention when national rankings spotlight affordability and growth across U.S. metros. Des Moines recently earned top marks for both, while cities like Los Angeles and New York found themselves at the opposite end of the spectrum. These rankings underscore the impact that housing shortages, high costs, and local regulations have on our own market. At the Hutzler/Grajcer Real Estate Team, our deep familiarity with Los Angeles neighborhoods—especially Sherman Oaks and Studio City—equips us to navigate these challenges. We know that policies like easing zoning laws can make a real difference in housing supply. Our commitment remains: to provide strategic, detail-driven guidance so our clients can move forward with clarity, no matter where the market stands.

U.S. Housing Market Rebalances Slowly
We’re seeing the U.S. housing market make a slow, steady shift as active inventory increased about 4% year-over-year nationwide. Although this uptick cooled for the first time in five weeks, it’s a clear sign that buyers are gaining some ground—even if supply isn’t surging. Homes spent an average of 61 days on the market, which is right on pace with last year and consistent with the typical late-Q3 slowdown following a brisker start to 2026.

New listings were down roughly 1% compared to last year, echoing 2025 levels. This reflects what we hear from many clients: Affordability remains a concern, and some owners are pausing before listing, weighing whether this is the right moment to test the market. The median listing price currently sits at $419K—about 1% lower than last year—while median price per square foot has edged down to $222, the lowest since early Q1 2026.

Inventory growth and higher mortgage rates are subtly reshaping the balance between buyers and sellers, nudging the market in favor of buyers. Still, movement remains measured—no dramatic swings, just a gradual rebalancing. As always, our team takes a detail-driven approach, helping clients in Sherman Oaks, Studio City, and across Los Angeles navigate these shifts with confidence and a clear strategy.

US Buyers Navigate 14-Month Cost High
In the current U.S. market, buyers are facing their highest monthly payments in over a year—reaching $2,600 by late Q3—as mortgage rates continued to rise and median sale prices stayed steady. Nationally, the median home-sale price edged up about 2% year-over-year to approximately $399,000. That’s adding even more pressure for affordability, which is reflected in the flat month-over-month pending sales and lower numbers compared to last year.

Mortgage-purchase applications have dipped slightly, and while new listings dropped month-over-month (likely a holiday effect), they’re still a bit higher than the same stretch in 2025. For sellers, pricing strategies have become even more critical: about 21% of active listings reduced their prices recently, and sharper pricing is helping homes stand out—while overpricing is causing buyers to hesitate.

Inventory has made a modest improvement, up about 2% year-over-year to 1.5 million homes, with nearly four months of supply. While that's still below a balanced market, it does offer buyers a bit more breathing room.

Here in Los Angeles—especially in Sherman Oaks and Studio City—our team at Hutzler/Grajcer Real Estate continues to guide clients through these shifting dynamics. Whether you’re buying, selling, or investing, our hands-on and detail-driven approach is designed to help you move forward confidently, even as the market evolves.

Questions to Ask Before Signing an LA Listing Agreement
Thinking about listing your Los Angeles home? It’s more important than ever to know what questions to ask before signing a listing agreement. In our experience focusing on Sherman Oaks, Studio City, and greater LA, success often hinges on your agent’s recent local sales, their approach to pricing, tailored marketing plans, day-to-day management, and sharp negotiation skills. We believe that a hands-on, detail-driven approach makes all the difference, ensuring sellers are positioned for the best possible outcome in a constantly shifting market.
